Browse Forums Owner Builder Forum 1 Mar 31, 2014 12:26 pm Hi there, I'm looking at buying a small block in a cheap Victorian beach location and build a single story house (about 150-180sqm house). Will be designed by my partner as she is a Architect so I will avoid fees there too. Its just going to be a beach house so it will be basic finishes, no driveway, 3 bedroom, 2 bathroom, double garage. I am a carpenter by trade so I will be doing all of the carpentry, slab, hanging the plaster and exterior cladding. Still looking into exterior cladding but most likely avoiding brickwork and thinking corrugated iron sheeting. What sort of figure is fair to work off $$$ per square metre? I have friends that have built beach shack style houses for a fraction of that, my place is around the middle but it is an unusual design that required certain timbers etc. If you can source salvaged and recycled materials, get freinds to help out with labour and other trades, are a bit smart about buying materials etc you can save some money (but that all takes time). Owner building comes down to 'time verses money' one always comes at the exspense of the other. I guess a piece of string is twice as long as half it's length. So i would work on $600 /sq m if you are not paying yourself a wage. Since its a beach shack , and you are a carpenter, it should work out even less if you are any good. Check with your certifier as to what plumbing needs to be signed off by a plumber. In Qld, you can do some of the s/water downpipes & drainage yourself, but all the plumbers will try to tell you they have to do it. I will be doing most of it myself besides plumbing and electrical (will look into what plumbing I can do myself as it would be handy if I could do the roof sheeting) I will not be paying myself a wage as I still work full time, this will just be weekend work for about a year Id say. I was hoping it would be around the $600 pm2. What things can I leave out to get a certificate of occupancy? eg Can I leave any spare rooms unplastered? Does the Floor covering have to be complete? Both bathrooms finished or just one? Normally I would expect people to allow approximately $800/m2 plus for a pretty basic house. And obviously up from there depending on what materials and fittings are used. But as your doing most of the work you will obviously be less. I think for the type of house you are doing 600 might be right but as always I think it would be best to allow a little more to ensure you don't over commit but that's up to you. In terms of the OP my experience has been that most building surveyors would require all the plastering to be done most wouldn't have an issue with floor coverings missing and possibly skirts and arc's. Most would want all bathrooms to be done as they are wet areas and are more of a liability risk if they are done incorrectly later. But if it's an issue you could only list one bathroom on your plans and leave another just as another room. And fit it out later (with a building permit of course). They normally want the complete outside finished sealed and water proofed. Just a thought have you thought of using a foam cladding? Easy to cut, quick panels to install, they do require rendering but that may be a handy skill for a carpenter to learn? This is why I am thinking corrugated iron cladding as she likes it too and still able to do it myself.
