I took our old BC down with me to mark his territory as we sadly had to say our goodbyes to him this week - he had lung cancer and was finding breathing very difficult. Towards the right up to the house and neighbours will be two paddocks, one I will probably ride in, the other a foaling paddock. The back half will be similar but with a top sighter wire instead of the timber top rail. We will also do our backyard the same, and probably the two front paddocks (except they will be done with diamond mesh instead as they won't be electrified). Not any more - turntables are it It would be more of a rumpus room I guess, but happy to sacrifice it if we can't afford it though. I've found the kitchen style I'd like - and I actually don't mind these tiles either - its from a house in the next street to our new place. I'd like a much bigger kitchen though if we can - and sink in front of one of the windows. We will probably do the island bench in marble or granite, and the rest in reconstituted stone - hubby is a stone mason, so he can't wait to do his own kitchen. If it was his way we'd have stone everywhere (he was talking stone splashbacks, walls in the bathrooms etc)! I think we will settle for vanity tops, laundry tops, sandstone facing on the fireplace surround and hopefully sandstone facing on the front gateway. All a bit of a dream though at the moment. I would rather sacrifice a bit of square metres in size, to have a beautiful kitchen, living dining area, and a lovely bathroom with a bath - we currently have a stunning orange laminate benchtop, and a shower over bath that is only 20cm's deep. I long for the time when I can have a proper bath again, nothing better than a bath and a good book This is the view from the back of the house area - the block hooks around to the left out of view, there is a small dam. Looking forward to getting the cattle off our block and getting rid of the weeds, lots of thistle and blackberry there! Its so sad when they get on a bit in age and things start going wrong - our eldest is now 10 but being a little dog hopefully she has a long long time ahead. We won't be getting another dog until we are moved in, too much trying to build, run a business and do a masters at uni. It will be one thing we can really splash out on - very exciting, I will actually have my dream kitchen instead of bright orange countertops. Although in the end I'll just be happy to have something workable, being flash isn't really my thing. Yes hubby said the floor is travertine - but we are hoping to find something in a similar ceramic tile. He said you can seal it, but it can be a difficult surface in day to day living (well so some of his clients say). Any stone is porous to different degrees, and some are really no good to spill things on. I'd just like something easy to sweep and mop - with inside dogs and cats, plus tracking in all the dirt and horse feed, we tend to sweep 2x a day, and mop every couple of days - so it has to be easy to do. 3 weeks tomorrow and it should all be ours - taking the signed bank forms in tomorrow, and stamp duty stuff is all filled out. Spoke to countryhome's builder again today and they are going to do a site inspection and tender on one of the plans so we can get started. Hopefully the bank will go for it to - although we will still be a fair way under our original pre approval amount. We've also just bought a new Auger that can attach to the back of the ute or 4x4 so we can start fencing as soon as settlement occurs. Its petrol driven and its very powerful. We were wondering how we were going to get the tractor down there every weekend (its big so we'd have to hire a big truck), so this is a great alternative, and easily goes on a trailer so we don't have to leave it down there. Hopefully Bigblock7's hubbie can help with product info. Even sealed they were a bit troublesome because of the porosity, I think it's probably hard to get an even all over seal? and then there's the grout lines. Travertine is actually a type of limestone I believe which explains why it's so porous. You might want to check out the travertine look-alike ceramic tiles now available- completely non porous of course! I'm not sure how realistic they are, but that's what I'd probably opt for now if they were. Although I do so love the look of natural stone... They are all there so great news, but also looks like there is a bore on our place as well (that looks like it services the property ours is subdivided off). My Solicitors have been in contact with theres, so will see what happens. Where the shed/stables is meant to be going looks quite wet ATM after all the rain, so not sure if we will move the location. House spot looks great, really happy with the outlook from all sides. Otherwise we looked at a few more display homes to get more ideas, still waiting on a tender from our preferred builder. Also need to get the electricity application underway also. We've priced up the fencing so just trying to work it all out in the final budget to see what we can afford to do! We are hoping to get building as quickly as possible, also to get the first home buyers grant we have to have to slab underway within 6 months of settlement. We settle at the end of the month so once we have house tenders, plans etc we will be going straight to the bank. Stables/shed we will try and build at the same time, well as soon as the approval is there, that way we have somewhere to store things and we can build all the internals. I think we are going to erect the she ourselves, although just got the quote for the material and it's way higher than we budgeted so will make it smaller if we can, or perhaps build an American barn type shed. We have to do 2 new boundary fences, so we will start on that straight away, and we need to mesh the 2 existing fences (don't like our dogs getting out or other animals getting in. Then we will start on some of the internal fencing, and as soon as we have approval we will start the trenches for power, water and phone line. Not sure when we will do the other internal fencing and driveway etc - the house will be about 70m off the road so we might be best to do the driveway to avoid the paddocks all being trashed by builders. We have to have 20,000l tank on the house because of council requirements and also on the stables/shed because of the size.
