Browse Forums Owner Builder Forum 1 Jan 23, 2014 10:28 pm Hello everyone, I am new in this forum and hope that some one will help me out with this. We would like to build a granny flat on top of a garage (timber floor and walls, Ryde area, NSW) and would like to have the two areas to be fire separated. We don't know how to do this and not sure what the building code requirements are? Can some one please help. Thanks Hazel Re: fire resistant walls and floor 2Jan 23, 2014 10:57 pm Standard method of creating separate fire compartments is to use fire rated Plasterboard (gyprock). They layer it to create the required amount of protection. Most common would be to line the downstairs ceiling with fire rated plasterboard to create the barrier. But not quite sure why you need it. Is it a council requirement? The idea of a separate fire compartments is to allow adequate time to escape the fire or to help prevent a fire transferring between the two. But if you have a fire in 1 compartment it is likely the other will become uninhabitable by the time the firies spray foam/water in all of the wall cavities, smash holes to access smouldering timber and the power authority disconnects you from the grid until all the wiring is fixed (I'm in my local volunteer brigade, this all happened on a 3 story house fire I attended last Saturday). I guess I'm just saying if you are doing it by choice the advantages aren't that great. You would be better off making sure the smoke alarms are linked between the two floors so if a fire is started in one area, occupants of both floors would be alerted. It is what three different certifiers I know use for this type of scenario.
