After having my plans priced by commercial builders I have realised that they leave so much out of the pricing that I am better to be in control of it myself. We need more space...3 kids...no sign of anyone leaving...moving two of the 'kids' (18 and 20) into the grannie flat...with their own washing machine!!! The level of customer service from the builders I contacted has also been hit or miss, some have made me wait weeks before replying to emails and one told me he had exactly 7 minutes to speak to me! I obviously felt very valued by that particular builder! On the other hand a smaller builder's customer service was excellent but price was high with many items not included. It did make me wonder what level of customer service you would receive when they have won the work...scary! This is what I have done so far, plans drawn up...existing californian bungalow...stays...in the suburb I live in would normally be knocked down (I love it!). Very wide block...almost 30m. Got West Coast Estimating to price the job, so Ive got a realistic idea of costs. Getting a certifier to check paperwork for permit. grannie flat next to house new double garage and storage to replace car port Rear extension to make kitchen bigger Relandscape garden Take out old fibreglass pool put in concrete pool New front wall Doing build in 2 stages , grannie flat and rear extension plus prep for new pool, then double garage, wall and landscaping, finish pool We have got planning approval and are now just finishing off paperwork for building permit, hope to start end of September/October. I would love any advice you can give me, trades you can recommend, any problems with the design you can see. General support...Ive done the courses at Home base Expo...and I love this forum...so its all systems go (to get these kids out into the garden!!!) One wall of Grannie Flat is connected to main house (but no connecting door! No way are they sneaking dirty washing in!) Still need more!! We were going to do the build in two phases but the plumber has told me he needs to dig a trench right across the front garden to get to our main sewer connection! Therefore we are clearing the whole garden at once (front, sides and back!)! Put everything on Gumtree for free and my plants and pavers are gradually disappearing! If anybody needs any rocks I have lots and lots!!! Application in for the building permit....submitted a certified application so hopefully it should be through in ten days. So far this is what I've got organised: Treeman Demolition Earthworker Surveyor (to repeg boundary) Concreter Brickie Team Brick Quote Electrician Plumber Air/Con What I need (and any advice would be really appreciated): Roof Carpenter Roof Plumber Plasterer Insurance (must get onto that tomorrow) Pool being pulled out by company that will refinish it and sell it on. This is at no cost to me which will save me $1000 plus bin costs. I'm hoping to use the hole for our new concrete pool but may fill in the hole in the short term for ease of demolition??? Crane guy came today to check the site access , must check on insurance...dont want a pool size hole in the roof! I'm nervous about losing my lovely green garden...but onward and upward! Thay are local and Ive used them for split systems in the past. I have to admit I didn't shop around I trust their quote and their after sales service is excellent. That was exactly ten business days as promised. Having a certified application made it a very easy process! The tree company moved in last week to remove all trees and shrubs...now that was shocking! Our house is in the middle of the block surrounded by trees...and they have all gone! It looks like a bomb has gone off! I should point out that they were all unsuitable trees for the block eh Ficus, umbrella etc... The pool is coming out on Friday...and I am hopeful that earthworks will start on the 18th!
