I am aware of the home warranty insurance one needs to take out if you are wanting to sell a house within 6 years (In NSW) from occupancy certificate (OC). My question is not referring to the buyer. My question is - given i am the owner builder if i have a significant issue within the 6 years from OC, is there an insurance that will cover this. I mean i know i would appraoch the trade who is responsible for the issue. But lets say he dissapears or has gone into liquidation etc. The issue is, that if i was to engage a builder and i had an issue, he would have to cover it. Now if the issue was massively expensive no doubt he would use his insurance to cover the cost of works. This insurance i dont think exists for OBs..... Any help from you gurus? It is intended to protect the new owner when the house is sold, it has nothing to do with the trades Also the builder has to fix all defects. HOW kicks in only if the builder is dead, bankrupt or missing You cannot insure yourself against your own defects with HOW or the defects with trades. Being a builder is risky business as you will discover OB and if your tradie has done a bad job you will probably have to wear it. If you have the knowledge and supervise closely you will have a good chance of getting it right if not you will be taking a risk and hope for luck.
