Our half will get bricked first so the roofy can start while they brick the other half. Some of the internals went up today but haven't got photos of that yet. We are in the process of buying in Gidge too, 5 acres, so not on the scale of some of you guys, but daunting none the less. Can any of you tell me, can you get your Owner Builders Licence without having the plans etc drawn up yet? We are still waiting on Settlement, but I am EXTREMELY keen to get this baby rolling ASAP! Any hints, tips and warnings I will be very grateful for, we are new to the building game and will probably not even turn the soil til next year but I am a big planner, so I will no doubt be watching all your progress and pestering you with questions! Cant wait to live up the hill! Re: Perth Hills, Gidgegannup - Our Owner-build Journey 48Mar 31, 2014 9:09 pm Hi Kate, we are on 5 acres also (I have a OB thread somewhere that needs updating). We got in under the older rules, apparently its a bit harder to get approval now. When we applied you could get your "licence" early, before even getting council approval, so that may still be the case however I would suggest doing most of your plans sorted before applying, as there is a timeframe to complete on the licence and you don't want to burn all the time sorting out drawings etc. Drop me a line if you want any help with tradies etc, happy to assist Ta Russ Re: Perth Hills, Gidgegannup - Our Owner-build Journey 49Mar 31, 2014 9:33 pm Living in the hills is great. We are just waiting on settlement then will go ahead with survey and plans etc before applying for licence as you guys have suggested. As I said we are pretty green so I keep being reminded to take a softly softly approach, where as I am like a bull at a gate! We actually won't have enough face bricks (thanks to midland bricks estimating) but luckily they still have some left in the batch in midland bricks yard. Kate, I think owner building has to be the biggest lesson in patience! We've had to learn to cool our heels. Quite frustrating waiting for other people! Electrical chasing done. Tin to start soon, weather permitting. Plumber due for tube out next week. Have been running around trying to make sure everything is in the right place/height. Smeg freestanding ovens and rangehoods bought. We are trying to choose a stain colour for the bush poles and a down pipe colour to match. Hopefully the rain will hold off until we get the other half tinned then pour down when we have our storm water done to fill our tanks. House is 315sqm. Got a price for timber look tiles for our main living areas - $20,000! That's not laid - gulp. We had previously found a timber look tile but didn't really like the colour but it was half the price and still good quality, may have to go back to that option. We have been in our place 18 months and still recovering. We had a similar issue when we owner built our house in SA. We had the conflicting requirements of wanting timber flooring but also under-floor heating (UFH). After some research we came up with the solution of timber-look porcelain tiles. At the time there was not much choice around Adelaide and the cost was prohibitive (about $150/m2). Eventually, after much searching, a friend arranged an import for us at a good price and we laid them throughout the whole house ourselves. We used a herringbone pattern for the tiles and they look great. Visitors cannot believe the floor is not real timber. Of course the heat transfer from the in-slab UFH is excellent as opposed to the insulation characteristics of timber products. The tiles add thermal mass and there are no concerns over timber warping etc. or ongoing maintenance. The guy who helped us import the tiles, now commercially imports the timber-look tiles into SA. He sells through Gumtree and has a display in the Adelaide Home Ideas Centre on Anzac Highway. They sell for about $40/m2 (I think). Good luck with your decisions.
