Browse Forums Owner Builder Forum 1 May 20, 2013 6:25 pm Hi all, as i got a couple of good responses from my last post i thought that i would float this idea also and see what you have to say. We are looking at putting on a Project Manager that is a WA builder to assist and oversee the entire process. I am currently in the throes of getting labour costings from some Tassie builders so that we can perhaps look at the option of bringing them over to Perth to do the build. I must say....HUGE difference in labour costs between Hobart and Perth. Significant savings even with the flights and accommodation. Any thoughts? Our cost of living is higher than Tassie, but not to an extent it would make that much of a difference to cover the cost of living. Unless you are building out in the sticks and both teams would need to allow accomodation. Then again, if it is really quite on the apple isle they might just be desparate for work. Just got to weigh the pros and cons. It is hard enough to get a local tradie to turn up, from the other side of the country for a little bit of warranty work or if the job is going in stages would be a nightmare to organise. Not something I would ever consider unless you knew the Trades personally (eg Family) (and I am one to do things a bit different having imported a container of stuff from the UK for our build) But for general trades I just cant see how it would work financially let alone trying to co-ordinate things to run in a timely manner. Say you have a Sparky flying in on X date but someone else hasnt finished there work or Supplies haven't arrived on site due to lack of stock or whatever. Do they stand around on full pay whilst they wait? It's not like they can head off to the next job in the meantime. Then theres things like how does your Chippy get his trailer load of tools to site? What about getting from the accommodation to the Job site? Need to get a Van for them all? Do you have to hire stuff for them locally? eg Brickies need a Cement Mixer which is a bit big for excess baggage and the list goes on and on. On top of that not sure how licensing works these days. I think electricians can work Australia wide but not sure on plumbers if they need to register locally or not. Maybe I am being too negative but I'd think long and hard before you commit to something like that and even then it would have to save a lot to be worth the hassle and potential cost over runs. My builders' rates here in Tassie range from $45 plus GST for carpenters, to $65-$75 plus GST for project managers / leads. Then there's the 18% builder's margin on top of that. Hell, even labourers get over $40 an hour here. The only way you'd secure a cheap deal would be to find someone who's desperate -- and the only desperate builders in Tassie at the moment are the rubbish ones. My plasterers haven't been on site for 2 weeks as they're simply too busy. My electrician was tied up for a MONTH before he completed rough-in.
