Browse Forums Owner Builder Forum 1 Apr 27, 2013 12:30 pm Hi guys, Me and my brother jointly owns a land and we have already got the planning permit for 2 townhouses. We would like to build it as owner builders (apply for 2 certificate of consent for 2 townhouses) and both of us will live in there. However we were told that we need to have 2 specific address in order to apply for it. This is where I am frustrated about. Because I do not know where to obtain the two address for the two townhouse when it has not been subdivided yet! we are aware that it is best to subdivide only after the construction is completed. We had a chat with the council, and they couldn't help us. And the building commission can only issue us certificate of consent when we have two addresses?? Any suggestions? I would try the building commission and double check there is no way to try for a special consideration. Stay civil but persistent that's the best way to deal with them. Otherwise you could be in stuck. Another option is if you go to council and get the subdivision approved prior to building and keep the current designs in plan. I'm not sure how this would go but I'm sure there is some way it can be worked. As a last resort you could build one together then subdivide after or even as its being built and have the subdivided block put into someone else's name (wives, partners or parents) and they could owner build it from there (as you and your brother would be obs for the first one and unable to do a second). Obviously the preference would be the first or second option but suss them all out..... Good luck. Re: Melbourne owner builder concern - two townhouse OB?? 5May 05, 2013 11:02 pm Ps they couldn't make you demo the house for doing that it would more then likely be excessive fines...... your talking big bucks. also you wouldn't be able to get building permits for it as its on one block and you would not get the certificate from them for two. Another option is owner build one together and get a builder in for the other who is happy to let you do a lot of the work that they would only be sub contracting out to trades anyway. I also enclosed a cover letter explaining our situation and hoping for two certificate of consents, I really do hope that they can do some sort of special consideration about it I'll see how it goes and keep here updated i had the my concreters concrete right up to the fence. I have pits all along my path, so the water tends to drain away from the house and into the pits. There's only one… 7 12796 |
