Browse Forums Owner Builder Forum 1 Apr 21, 2013 10:27 am Greetings all Finally got my act together and got a base price for soil test/engineering/stumping/sub-floor and a 2 bed/2bath to lockup Has anyone used ross squires homes before? Thoughts? Thinking I can install ceiling and walls, get a pro to finish Relative an electrician Brother a painter Family friend a tiler Have had a plumber recommended Also wondering how banks/lenders view loan approvals when doing homes to lock up with a builder and then me using own people to finish. All comments greatly appreciated Jamt Re: Lockup/OB and ross squires 2Apr 21, 2013 3:36 pm Hi jamt007, We looked at Ross suire at one stage but found them to be a bit expensive for what they where offering we did like their homes but opted for someone else I hope you know whats involed with gyprocking your walls and roof as it's not as easy as you might think I am coming close to finishing my walls but still have the entire ceiling to do it's a big job best suited to two or three people we only used two my dad and myselfe bloody hard yakka but it dose save some coin doing it yourself if you can find one go out and buy yourself a gyprock lifter it will also save you some money as well compared to hiring one, now you say you have family willing to help well I got the same relpy but actually only had two turn up to help out of the dozens that said they would help good luck with this, as for your finances go to the bank and get a line of credit it's alot easy to get when your a owner builder and when your house is built you can then change it over to a proper mortgage, have fun building. My block is not standard shape so their designs wouldnt have worked. I am under no illusion re gyprocking. Lifter is compulsary as far as I am concerned. What made you do the walls first, ceiling 2nd. There are as many theories as to what is done first as there are walls in the world. My brother painting wont be an issue Have had no reply from cousin on electrics and am yet to call tiler Yeh, have heard about line of credit, or even personal loans (are these the same thing? i am a money ludite) Dont go anywhere Heath, i may have to pick your brains in the future CHeers Justin Re: Lockup/OB and ross squires 4Apr 25, 2013 11:03 pm Hi Justin, we only started with the walls as all the roof sheets were at the bottom of all the stacks they delivered 9 tonnes of the stuff and unloaded it by hand so when they arrived all roof sheets were on top so you get the picture, as for the loan issue we did look into all sorts of finances but the broker we got said the line of credit was the way to go as we got 100% of the house and all the extra's on top we have been building for just over four years now and still haven't done our budget as for the line of credit the more you use the more interest you pay so once you finish building your house you go back to the bank and change it over to a home loan using the equity from your new home. He does all the ross squire stuff anyway take or email the plans to him and he should be able to provide a pretty competitive quote for steel frame. he was best price out of about 10 quotes we got for our place and is always there to help out with any issues, wehad a couple of issues but nothing major that couldn't be sorted out.
