Browse Forums Owner Builder Forum 1 Apr 08, 2013 10:55 pm Hi there guys, Thoughts on turning my carport into a Salon for my wife to run as a business... I have had 2 quotes so far from 2 builders, 1 for 40k and 1 for 30k.......I am hoping i can do it form 17k as that is all we have. We have ample parking in the drive way for once customer at any one time and we also cut all the neighbors in the street so wouldn't be an issue there.... Trades i have sorted.... I am a fridgy myself so can do the A/C.. Neighbor is a gyp rocker and will help me. Best m8 is a Sparky. Another m8 is Plumber.. Where the Roller shutter door is i will put in new french doors. Where the gym is will be a toilet. the rear will just have one sliding door. My issue is what to do with sealing the floor? do i need to rip up the concrete and the lay new stuff down with a membrane? would this be cheaper than raising the floor off the slab but then i would have to raise the ceiling? Then just do what you intend to do with the floor. .ie; tile, lino, grind, hone or polish. Nothing that would be effected by moisture is worth consideration.... To undertake this "Build" you would need detailed plans submitted to council for approval. Give them a call and ask the question. Not sure of the front or how your water runs as per the picture but you might need to lower the paving at the rear to get some sort of Threshold there. Ask council though, Unless they say otherwise leave what is there alone and lay tiles or whatever straight over it. Worst case you could put concrete over the existing slab if you had to raise the height. Is someone suggesting you need to rip it up? Plzzzzzzzzzzzz 5Apr 09, 2013 9:45 pm Ha, no just the builders that have come round for the quotes say that i need to do this... If i raise the floor i will need to raise the ceiling though.. But if i can get away with just brushing sealer onto the existing then that should be good.. So if the council accepts the plans of just than all system go, they can not change there mind then make be rip up the concrete? Plzzzzzzzzzzzz 6Apr 09, 2013 9:53 pm Hummm i have had a thought.. At the moment when the slab gets damp in winter etc the air over the top helps it dry out? If i seal the top of the slab then would this just be locking in the dampness into the concrete which would have no where to go? which would eventually fail and crack? Plzzzzzzzzzzzz 7Apr 09, 2013 10:40 pm Any change in use is going to need to comply with the BCA to get council approval, which im pretty sure is going to require removal of the slab and waterproof membrane installed underneath the new slab (0.2mm polyethylene film). If you are doing work yourself and with help from friends then 17k is realistic. If you need any help with drawings for council submission get it touch with me as I run a CAD drafting business. Plzzzzzzzzzzzz 11Apr 11, 2013 10:23 am I'm not sure if regulations in NSW are different, but my hairdresser operates from her converted garage at home - she said that she had to put in a particular type of lino - kind of like hospital lino that curves up the wall about 200mm.
