For a 20sq home with medium inclusions, if you found a project builder it could be cheaper than owner building. I'm owner building a townhouse at the moment, it's about 35% cheaper than the only builder quote I got, but that's because my design is custom. However it's still about $12k per sq. I used the savings to increase the quality of the fittings, which slightly reduces the savings, but I'll never build any other way in future as I can control the quality (especially as I've learnt quite a bit and enjoy it). Twice as long as half it's length I believe . I am not convinced you save a lot of $$ by owner building a house but you do get a better product if you put in the time to learn and take your time building carefully. If you want a unique house them it is a good way to go but if you want a 'standard house' then you may find the labour savings of OBing are offset by a reduction in build quality/finish, time run overs, potential mistakes etc and of course the huge insurance costs if you want to sell it within 7 years of completion.
