Browse Forums Owner Builder Forum 1 Jan 07, 2013 10:13 pm Hi As you can tell by the date I joined the forum, we've been thinking about this for a lonnnngggg time. I must be honest and admit that I forgot about the forum but then rediscovered it about 3 months ago and have been lurking ever since - I love Modernisation of an old girl - gorgeous job In fact I initially had plans drawn up when we first moved into the house 9 years ago (for a much smaller extension I might add). The new addition is 310m (including garage, verandahs and alfresco) The initial amount the estimator estimtated (is there such a word) was $282,000. Having said that this did not include the designers fees and extra survey required, some solar power just other things that seem to go wrong. Also does not include Pool and landscaping but for some bizare reason does include the glass pool fence! We did not go into owner builder thinking we could do it cheaper - we were hoping for a better job (home builders apparently being pedantic and flexability.....I haven't even thought about tiling etc yet) I havent regretted doing it (so far) but I did underestimate the time it would take (we are lucky and live on site and have our own business 5kms away - I don't know how you would manage doing it working full time in the city and have to go to site every day and then home. The other piece of advice I am going to give is that your designer/ draftsman/architect are really important and trying to save a couple of $$$ here may cost you big time later on. I wish we had done more research on our designer .....khe sara. Last bit - live with your plans read your plans - give your plans to other people to read because if you are anything like us you will see the things on the plans that you expect to see (kind of like how you can read a word if you have the last and first letter and the right number of letters) you wont see what is actually there. Re: Owner Build Extenesion - Renovation 5 Acres Perth Nor 7Jan 08, 2013 11:01 pm Sorry about the plans - there are two french doors in the master bedroom, one in the ensuite and another outisde the other bedroom - I'm not quite sure how big the house end up overall - i think from memory including garage (which is quite a bit of the new extension) verandah's alfresco etc we will be around 500 which is crazy but we tried for quite a few years to add an ensuite to our bedroom under the exitsing roof line but I couldn't fit a bath under there as well without it looking squashed ......finally last year DH and I came to the decision that we shoud build what we want (for me an ensuite and a laundry)......can't believe I bought this house and didn't realise there was no ensuite just assumed I had missed it and he gets the garage of his dreams (I'm also pretty happy because I no longer need to run from the shed to the house with shopping etc) <!-- l --><a class="postlink-local" href="https://forum.homeone.com.au/viewtopic.php?t=62083">viewtopic.php?t=62083</a><!-- l --> Re: Owner Build Extenesion - Renovation 5 Acres Perth Nor 8Jan 16, 2013 8:20 pm Kitchens - I thought I was prepared for kitchens - bought lots of Magazines and love Houzz. I was wrong until this forum I didnt even know what a Waterfall edge was I love the idea of Scullery's but hate the idea of being closed off. I'm also a very social (read lazy cook) I love to cook but am quite often doing prep when people arive which is why breakfast bars are very important. Anyway love the idea of being able to shut off the mess which is why we came up with a Scullery wall. We are quite lucky that our kitchen is big so we could hide a whole wall of it behind sliding doors. However I've been reading lots of kitchen threads here and have re thought the lay out of the Comments and thoughts would be much appreciated.
