Yes it may be a house/property that has been in the family for years but is that really worth a persons life? Similar to you I think if I was ever in that position it would be devastating but that is why we pay insurance premiums! and if I had animals I would be wanting to make sure they are safe. Re: Perth NOR OB on 5 Acres - Plumbing fit out :-) 1186Jan 12, 2015 3:35 pm We were at the new house in Burns Beach so well away from the fire... when the warning came that they were closing portions of Wanneroo Rd I went home, fetched my cats and went back to the new house. There was no way I was risking getting stopped and not allowed to fetch my animals. Luckily it didn't get close to us, but when the fire is that big and that near, there is no way I would take the chance! Yes insurance can replace things, lives cannot be replaced. I would imagine living where you do, you know full well the need to be ready for these things and have plans in place. Many posts have expressed the attitude that insurance will pay for the things that are lost but lives can’t be replaced. I totally agree, but the anxiousness arises when you know somehow you will be left very financially worse off than before. In respect to Insurance Companies, they will replace things that you can prove and have receipts for, and then the lines get very blurred. When we were looking for insurance for our home, we have a hard time insuring the property for anything over 2m, let alone much more than that, especially when you tell them it’s a rural property on acreage. After eventually getting insured, I read the fine print and it clearly states that they will only replace up to what they deem is appropriate, and if you have “over Insured” then they will only pay to the in their words, “replacement value” which makes me very nervous. We have just finished building and we went so far over budget (100%) though all the decisions were upgrades and we went quite overboard on many things e.g. $150k for a theatre room and house sound system, $150k for a kitchen, the list just goes on and on, and on.. Can I prove what we spent without keeping every receipt? I doubt it. Especially on many items and trades they insist on cash. The Barn we also built we spent in excess of $500k to have it fitted out as a genuine man cave with separate theatre room in the mezzanine, timber flooring, gourmet kitchen and stone bathrooms all to be told that it’s an outbuilding and how do I get that built again to the same spec. I imagine I would defend my property more than most and if someone stays to fight, I totally understand. Many things such as Tractors, Quads, bikes and other unregisterable machinery is not insured under household insurance so you need different insurance which is so exorbitant in their premiums, you tend to let those things slide. I get it. At 53 I don't want to start from scratch again and deal with all of the losses. Re the insurance and paying by cash to prove - there is normally some sort of trail. I too paid a lot of cash but you can see when I've withdrawn 000'sk from the bank to do it. If your paying cash with cash well then as an accountant that is a whole different ball park. Again quad bikes etc while if we lost then would be a pain in the a$$ it's not something I'm willing to risk my life over. One last thought if you are worried as you've spent so much over budget and can't prove it perhaps a quantity survey is in order? I could prove all of my cash transactions, but remembering what I spent it all on is another matter, over 5 years worth of owner building tends you to forget more than what you remember.... I agree that I wouldn't risk my life over quad bikes etc., try buying a decent tractor under 40k, or a decent Polaris Sportsman under 30.....it all adds up in the end. Re Farm equipment etc Have you gone through an insurance broker or did you just go to the insurance company direct. We always use brokers for our business, there are actually insurance brokers out there that specialise in hobby farms - that might be the go for your tractor and polaris etc. A quantity survey is a licensed professional who will go through and give you a cost of reproducing your property. They are quite often used in a rental property situation so people can then so the Special Building Write Off Allowance. We self manage our commercial strata and to ensure that we carry enough insurance we get our building quantity surveyed every couple of years. Glad you were okay, those fire pics are very very scary. We have also been concerned about the terrible Northcliffe fires, the fire front was set to reach Augusta but it didn't in the end due to a wind change. Also we had another lightning strike fire start 15 minutes away from us, but luckily after 4 hours it came under control; it reached a lot of cleared paddocks where there was less fuel, and then the wind changed as well. Phew. In Perth fires, my sis was also evacuated from where she lives, but thankfully all was okay. Wilsey I can entirely sympathise with you, insurance helps but it's never all it's cracked up to be. Our very good friends lost their entire business in a huge electrical shed fire 4 years ago, and the insurance co. wouldn't come to the party to replace all the machinery because all their receipts and records of business were also in his office inside the shed..They were told they should have had pictures of everything as well as the records etc to match replacement value and stored them off the property.
