Browse Forums Owner Builder Forum 1 Nov 29, 2012 12:43 am Hi, I have posted a couple of times before but until now have had no photos of our build as we have only started building early November. We have almost 60 acres near Hurstbridge VIC. We have opted for owner build with Harkaway as custom build was just too expensive for us. We want a home with character and something that will look like it has been there for 100 years. But with a modern twist. We have had great tradesmen so far. Helpful, friendly and most importantly doing a great job. We did the site works including the driveway ourselves. 500m driveway. Subfloor completed early November. Frame completed last week. Roof has just begun. Its 25sq. 4 bedroom, study, 3 living areas. I am happy with the size of the rooms and its great to finally walk through and see it all appear after so long staring at the plans on paper. So far, happy with all decisions! We are building a Pavillion Courtyard design. Includes 3m ceilings, double glazing and wrap around verandahs. Most living areas including the kitchen face north. Hopefully these pics work. http://imageshack.us/a/img402/4905/driveway.png http://imageshack.us/a/img23/105/siteworks1.png http://imageshack.us/a/img100/6651/siteworks.png http://imageshack.us/a/img194/4020/stumps.png http://imageshack.us/a/img526/8366/subfloor.png http://imageshack.us/a/img27/6495/subfloor1.png http://imageshack.us/a/img826/9718/subfloor4.png http://imageshack.us/a/img850/2747/houseframefront.png http://imageshack.us/a/img268/8028/kitchenview.png http://imageshack.us/a/img577/488/housene.png http://imageshack.us/a/img846/3999/houseback.png It will be a slow and steady journey but we are enjoying it so far. Its our first time owner building and we have had great support from Harkaway. Thanks, OP Re: Our build on acreage in Nillumbik VIC 2Nov 29, 2012 5:44 am Hello, For someone who started early November you sure have made great progress!!! What a lovely outlook...especially the kitchen view....even I wouldn't mind standing at the sink washing up for hours if I had something like that to look at. I'm looking forward to seeing your home take shape. Great to see a Harkaway home on the forum - such lovely designs. Good luck! You have a lovely home, I can only imagine your relief to be in it! You did a great job. Love the character homes. Our home already feels like home. It is all going smoothly so far. Roofer wasn't able to go up today, too windy..also got to 40 degrees here in Melbourne! They will continue roof tomorrow. Organised cladding today (weathertex) and it gets delivered mid next week. Chippie assures me he will have all ext doors fitted, sisalation and weatherboards etc done before Christmas. Which is good as we want it all to lockup so frame is protected from the weather before the Christmas break. We will have to do a bit of painting of the eave brackets soon, looks like a trip to Bunnings for me! We will also be painting all the weatherboards too. Chippies recommended painting weatherboards to do the top gables (8-9m high) then he will install those ones. Will post more pics when roof on. Happy with the 10ft ceiling height. http://img37.imageshack.us/img37/3235/houseback2.png http://img189.imageshack.us/img189/8826/houseroof2.png http://img845.imageshack.us/img845/4967/houseroof3.png http://img854.imageshack.us/img854/9338 ... family.png http://img594.imageshack.us/img594/8413 ... family.png http://img841.imageshack.us/img841/9161 ... itchen.png http://img217.imageshack.us/img217/784/ ... itchen.png Re: Our build on acreage in Nillumbik VIC 5Dec 09, 2012 10:18 pm Roof finished. Very happy with the colour. Wanted it to look as close to zincalume as possible and more traditional, couldn't have zincalume due to council requirements which was browns, greys, earth tones and non reflective. Happy with how it turned out. Chippies started cladding end of last week. We have been busy today painting eave lining and eave brackets. Kids even had a go. Now we can all say we had a hand in building our new home. What are peoples ideas on external architraves with weatherboards? What are your windows made from? Are they timber? They look lovely. I also would have rathered a zincalume roof, but estate covenants wouldn't allow it - I thought I'd go to the other extreme and chose a dark grey (which I thought would be unique but have found out since all the houses around us have dark grey roofs too.....oh well) I can't wait to see the veranda take shape, and all the fancy trimmings........ Best of luck !!! Owner Building on 1800sqm Sanity Intact so far Locked up March 2012 Re: Our build on acreage in Nillumbik VIC 7Dec 10, 2012 2:21 pm This is coming along nicely! Love the views. Build thread : /viewtopic.php?f=31&t=60288 Re: Our build on acreage in Nillumbik VIC 8Dec 16, 2012 10:22 pm Thanks Lynny-jane and Nomie. It has all gone so quickly up until now. Our windows are Victorian Ash. They have been primed we just need to do the top coats. Looks like our Christmas break will be painting, painting and more painting. We took our external doors up to the house today via our gravel driveway in our trailer. Very heavy with the double glazing (for energy rating) and the 5mm toughened glass (for fire rating). Like to know how the chippies will hang them being so heavy. Will probably start painting again next weekend. Looking good for lock up by Christmas. Just want it done right don't want it rushed though. Does anyone have french doors and which way do you have them swing, in or out? We are having 2 out of the 3 going out. The one that swings in is so we can have the screen on the outside and they will be used more often. The other 2 will be more as windows anyway. We are putting a further 4 sets in our extension and they will be swinging out also. We also had french doors at our previous house which opened inwards....it was better that way for us to have flyscreen doors installed - high fly area and all - they opened outwards. Camped out at the farm and started each morning nice and early. We had already painted the finials, brackets and eave lining before the cladding went up. The roof is Colorbond Windspray. The eave lining, brackets and finials are Wattyl Sateen Snow. We have used Wattyl Solarguard in Sandbank for the cladding colour. We are having a break from painting now but need to make a start on the windows soon. We are happy with the colour combination. As far as the french doors, we have 1 out and 2 in. We won't be having screens on the one that goes out. Its amazing how quickly the house cools with just opening a few windows and we don't even have insulation or verandahs yet. We have slashed around the house, it is so dry like all over Victoria and other states. Wherever you may be stay safe! http://img560.imageshack.us/img560/97/housepaint.png http://img708.imageshack.us/img708/5610/housepaint1.png http://img6.imageshack.us/img6/9816/housepaint2.png http://img132.imageshack.us/img132/8947/housepaint3.png http://img248.imageshack.us/img248/1782/housepaint5.png Re: Our build on acreage in Nillumbik VIC 15May 26, 2013 9:28 am Hi ourpeace. Well done of the house and block. My wife and I have recently purchased 27 acres just outside Hurstbridge at Nutfield. I'd been curious to hear how your planning process, etc went with Nillumbik council. They're notorious for being difficult so would like to know how you got on. 1 4592 I have posted this before: We hired Darbecca to do every stage inspection, and I strongly recommend them to anyone that asks me. They were amazing. Thorough reports… 2 4518 Thank you so much everyone. This all makes a lot of sense. I guess when you talk to a builder who butters up everything to look very polished, you get to start believing… 7 17628 |
