We bought our 2 storey house 6yrs ago pending a lic builders pre purchase writtern building inspection saying metal roof was in good condition. Our house has a flat roof with a fail of 5 degrees either side of the ridge. We have been getting leaks and ask a friend who's a roofer to go up and investigate the roof. He advises me the iron is wrong for this type of roof and should have been a clip lock system. Upon further investigation he also found that the roof sheets fall short of the standard requirements to the gutter with it being 40mm overhang at one end and 20mm at the other. It dosen't stop there after doing a further inspection with NO tools at all found that the end flashings have been left unfinnished at the gutters by not being folded and left open to weather causing wood rot behind the fasia boards. Just under this 100ml opening in the eave there is a light thank god we don't use it. But wait it gets better the roof sheets running from front to back on the eastern side have been cut short by 150ml with only the flashing covering the gap between end of sheet and barge board. Do i have any come back on this as i truly believe that he has not inspected the roof as he would have seen this himself. Don't know whether it's covered by insurance. I was one day planning to pitch & re roof the roof looks like sooner than later. I looked at the roof prior without knowing the regulations and what to look for other than rust and screws. I was wondering if i could pitch the roof by 300ml without trusses by batterning out the joists obivously starting at the ridge with brackets and timbers using sarking and pre existing insulation. A ball park figure would also be handy. Roof is 12mtr x !0 mtrs. I wonder if insurance covers this. Advice would be appreciated Cheers Re: Roofing Problems help 2May 27, 2012 9:41 pm Hi, I'm not a qualified roof plumber but i do sell Colorbond roofing so i have a fair knowledge of all things roofing. Firstly you obviously have a very poorly installed roof, unfortunately this happens a lot because no-one inspects finished roofs, and bad roofers know this so they cut corners to win business and make more money. Plus there are a good percentage who are just not trained well enough. Technically the minimum recommended pitch for corrugated iron is 5 degrees, and its possible that the roof may be in good condition so if the inspector has looked and seen a roof in good condition, at the right pitch he may not have looked too much further thinking that it would all be good. But It doesn't sound like he checked properly because he should have picked these issues up, that's what they are trained for. As for any legal recourse i would contact a solicitor and give them the details, most will listen to what you have to say and then tell you if you should pursue it in an initial no charge consultation. If that fails you could try to go after the roofer but that would take a lot more work. You would need to find out the builder from who you bought the place off and contact them hoping they can tell you. Its a long shot but if you can get a name the plumbing industry commission will look into it for you, i know a roofer who has replaced many roofs that were not installed properly in the first place. If that fails call your insurance company, don't think they will offer too much help, by nature insurance companies don't, but you might get lucky. If you are in Melbourne you can play the 'the storms did it' card. Plenty of people are getting new roofs at the moment because of the storms we have had here. Again a long shot but worth a try. If that fails i think its a re roof. While its not the recommended way i do know of people who have used top hat battens to create roof pitch. Packed up 120mm top hats at the ridge line down to a 40mm roof batten could do it, but i would not recommend it, especially not for corrugated iron. A concealed fix roofing even at 5 degrees is definitely a better way to go. As far as figures go its hard to say as but Colorbond deck roof goes for around $20-22m2 including clips, Zincalume around $18-20. As a 'general' rule a roofing quote will be about a 50/50 split, that is 50% of the quote will be material and the other 50% labor, but that's not set in concrete and will depend on many different things, and don't forget the removal of the old roof.
