Browse Forums Owner Builder Forum 1 Mar 13, 2012 10:58 am SO I thought it would be best to start my own thread (seeing as I am about half way through and we have not killed each-other yet through the process) This is my owner-builder, one-of-a-kind home which will hopefully be the only home that I get to see my family grow up in and finally one day leave to set up their own lives, as I have My little parcel of Gods-country is just shy of 800sqm, out in the out-skirt suburbs of Western Sydney where I have lived my whole life. Background: So we sold up the old place in Oct 2010 (back home with Dad for the time being) and engaged the Architect on the 30th of Jan 2011. His brief was vague; and on purpose. Awaiting delivery of the last 3 pallets of bricks. Will be here today * Carpenter to come back and start roof. The sooner the better as this yellow-tongue can not sustain much more water. He has about 2-3 weeks worth of work Key Features of the house; * Double Brick downstairs, brick veneer / cladding upstairs * 4 bedroom + study + theatre + 2 rumpus rooms + 3 Bathrooms * Double storey covered Entertainment area which can be opened up to both the dining room and rear rumpus via 4.5m bi-fold doors * 7.8m wide garage which leads directly to Pantry (Mrs made this a must - makes sense for dropping off shopping) * Open plan kitchen with room to sit 5-6 people at breakfast bar (bi-folds in kitchen open to outdoor entertainment area * Whole house will have Structured/Data cabling (Cat6) through out with provisions for outdoor speakers, etc + WiFi throughtout Re: ...The drenched Owner Builder of Western Sydney... 2Mar 13, 2012 11:03 am Beautiful house. But it seems it sticks out like a sore thumb with the surrounding suburbia? Old houses and what not. My Neighbour has decided to knock-down / rebuild his place and the guy 2 houses up is doing the same. It is an older area but with a few sites being redone / given a face lift, it will eventually. thanks for the positive comments rocketship - Windows were a must. The double glazed has the obvious benefits but the natural light was a must on all fronts. thanks for the positive feedback. Mclaren - exactly the mentality i went into this with. I had to smile at the picture of the interior with all the water laying on the cement, reminded me of when our brickwork was done (before the roofing) and we had several days of huge downpours - the house filled up like a swimming pool !! hehe. All around there - including surrounding areas like Smithfield, Wetherill park etc - are beginning to take on a new look as people are wanting to be in the area but wanting new houses. So it's a knock-down rebuild situation. Come 20 years time, neighbourhoods will be looking very different from today! I wouldn't worry about other older houses in the neighbourhood - they will be the ones sticking out soon! Owner builder - And the stress begins! Built the Seaview 36 with Rawson Homes - Read about it on my blog http://lamaisondemorgan.blogspot.com.au/ Re: ...The drenched Owner Builder of Western Sydney... 15Apr 04, 2012 9:18 am So a fair bit has happened in the last 3 or so weeks since my last post; * Carpenter is about 99% complete - Roof is done (and inspected - no issues), bulkheads complete and front awning (which im not sure if he knew he had to do but did it anyway - great carpenter), eaves (painted! - thanks dad) and entertainment area is covered and Laundry Shute is in (Overkill from a carpentry perspective, but he is East-European so everything HAS TO BE STRONG *insert swear word here*) * All window frames, sills and waterproofing are done upstairs * All Fascia, gutters and capping are complete * Cladding is about 80% done * Roof guys are onsite starting today - hopefully if the weather holds out we will have it complete by tomorrow, otherwise Next Tuesday (with the long weekend) After all said and done, we may actually be on target to hit my estimate of lock-up by April!! Re: ...The drenched Owner Builder of Western Sydney... 17Apr 04, 2012 9:56 am We bought a red brick 70's house in 1994 not far from you at Moorebank and did a Knockdown/Rebuild in 2005. When we were ready to move on in 2010 there had been rebuilds and renovations in the immediate area and as other posters have noted the suburb had evolved. Don't worry about resale value, our place was still looking good as new, it went on the market late Friday and I sold it at 1pm on Saturday for a great price. My architect has done a great job finding the balance of 'fitting in' and new/contemporary.
