The living areas at the rear ARE oriented to the NORTH ! Not that it matters too much because even if it was south/east/west or straight up that's where the views are and that's where the rooms were going to face regardless to take advantage of it.This house will comply with current 6 star legislation and beyond that it's being designed to take advantage of what we see as important. Style, space, views and quality. Yes the house will require about 42kw of air conditioning and heating however we have designed the house to take into account our circumstances and I assure you despite the concerns some of you seem to have we will not be having pass the hat around to pay the power bills. Quite frankly this house was never going to be a eco design with the inherent compromises involved and nor did we want that to interfere with the design. The brief has always been to design exactly what we wanted without compromise and then make it 6 star using advanced materials. If I had of claimed that this house was some kind of eco marvel then this discussion would be relevant but that isn't the case and as long as the house complies with a 6 star rating (which it will) then I can't see the point in debating the merits of choices which we have already made a long time ago. I wasn't saying that the orientation of your house is a problem, we've already discussed this before and you explained that the back of the house faces north, which is where you have the bigger doors and windows facing, which will be good for capturing the northern sun in winter. Whether this was design intent or coincidental is irrelevant. I was merely replying to a seemingly flippant comment by another forum member. Though I would really like to hear what you have in mind to make the house 6-star, must be something pretty good to offset that 42kW HVAC system. That's all I'm hoping for . . . to give people the info to enable them to make the choices which suit them best when buying land and building a house. . . we didn't have a clue about the best orientation for the house or passive solar design when we bought the land, we were just lucky! Not that I want to inflame things but I really think jodge your posts are relevant and do pertain to the design and discussion as posted. It's good to have both positive and negative feedback on all designs on here and that's how we can all learn and in some cases maybe owners may decide to make modifications to get a better outcome. It also gives the OB a chance to explain why they made certain decisions and also to gain knowledge and information form those that have gone beforehand, so it's a win win for all. I hope we never end up being a forum that everyone has to agree with everyone else. Re: Our New Build on Acreage in South Gippsland 78Mar 17, 2012 12:01 pm We are currently thinking it will take about 21 months to build the house and associated infrastructure once we have the revised planning permit which we are hoping we will get by around April if we get it in quickly although the latest news is that we may have to make further changes to comply with a overlay on the land but we may also be able to raise the height as well so it's been good and bad news. I've engaged a independent project manager and a independent inspector put the various jigsaw pieces in place. Organising the House builder, Pool Builder, Shed and Stable builder, Interior designer and her contractors and the road and landscaping contractors to all work in harmony is going to be the biggest challenge given the fact we are 80kms away from the site.
