Browse Forums Owner Builder Forum 1 Feb 28, 2012 4:20 pm Hi Folks, After a few stops and starts over the past few years we have commenced a new project (or recommenced a old one more accurately) to build our dream house on some nice Acreage. We have been planning this for a few years and at first decided to build on some land we owned in East Gippsland near Metung and started this process about 4 years ago but unfortunately life intervened and N had some heath issues so plans were put on hold. They are now resolved thank god but in the meantime we decided we didn't want to be so far away from Melbourne so we looked for land within a 90 min drive and found a wonderful secluded block of 118 acres with wonderful rural views, town water and a planning permit that was subdivided off a dairy farm in the hills of South Gippsland not far from Inverloch. We purchased it and are now in the process of commencing our journey of building our new house. I am planning to subcontract out most of the work myself and I have several local trades that already work for me in my own business that can be applied to the building of my house and a local builder with whom I've had a good relationship previously and who was to build our house originally at Metung is going to be contracted to build the house to "lock-up" stage. The house we have designed is a large 2 story "Hamptons" style house that is very American in flavor with a touch of Australian Victorian farmhouse design and we are planning a detached 3 car Garage in the same style as well as a swimming pool with a separate pool pavilion/ change room/ pump house. The main house is about 78 Squares of internal living space with 4 bedrooms each with ensuite and a upper story living room with dormer wonders and cathedral ceilings. Hampton's style is lovely. Must say I think some of your bathroom arrangements seem a bit tight - pool bathroom tooks tight between shower and powder room basin corner - swap the shower and the outside door? Ensuites 3 & 4 - put the shower and the bath opposite the door, the WC behind the door and swing the door the other way ? Or try the door in the corner near the Robe door and the basins on the door wall. This is probably as clear as mud. Also loft - is there room for a fridge? If that makes the kitchen longer, then the ensuite could be longer too. You could put a niche for the fridge into the ensuite, if you don't mind a passageway thru the kitchen. Helluva size! Yes the garage is a issue and right now our thoughts are that its going to be extended to bring the staircase inside and allow room to put the loft bathroom and kitchen over it and also to partition off a bedroom at the other end. It's really only going to be used as a home office and occasional guest accommodation so the kitchen facility only really needs to be basic. Yes we watched the first episode and that is exactly the style we are building in. Grey weatherboards with white and black trim. We spent a year living in the USA in Connecticut many years ago where this style is the norm and we were influenced by the style. Things like beamed ceilings and oak floors along with a lot of white washed panelling. We had just sized them to what we had seen previously and felt was right so we were a bit surprised. Please don't take this the wrong way, but with your house will you be "outsourcing" the cleaning and the like? I just cant imagine the hours needed for ongoing maintenance and cleaning in a dwelling that big. A lovely design but keeping it in order would be near on a full time job. The other thing that would scare me are the running costs. It's ended up this size mainly because of our experiences in living in both larger and smaller houses over the years and us both liking the feeling and design freedom that large room sizes give us. It's always good to experience something similar prior to building your dream home. then at least you know what you want and are up for. The other question I had for you was more of a construction one (Seeing I am in the middle of my construction) as I find it interesting how others are going about it With your large spans of 9 metres or more in most rooms on the ground floor, how does the architect plan to support the roof and upper floor? Obviously it's still in sketch phase as I cant see any support beams etc on the drawings. Will you be using steel U Beams and columns for structural strength? Or is the plan to try and source large Timber beams like in the photo? It's going to cost a lot more but it will give us the look we want.
