Browse Forums Owner Builder Forum 1 Oct 18, 2011 10:03 pm I It was one day driving the streets that i found this old home and suddenly i had a Vision of what it could be and what i could do with it. I told my wife she wasn't sure but thought why not! Mum agreed. Others said your stupid. The Vision, To renovate and build a home on the rear block. Why? I cant really say why it was just a burning desire o do so. Most people i spoke to said why, and laughed. i listened to there opinions and allowed them to persuade me into not going ahead with the project of Owner Building. After negative sales men & countless meetings i felt that we had possibly found the right builder. 2010 Plans are beginning to be been drawn up for us, and as the months go, so does the first year. After a few disappointments and things not connecting together, that desire to build still stirs, maybe this is my chance? After loosing 8k we decide to walk away from our builder i thought about taking them to the BRB, and i still might, now that i have new plans designed. The house we bought had pre approval from WAPC but not the council etc so i completed the process the lady before me ran out of money and needed to sell. Right place Right time, Right location thats how my wife and i feel today.... i think its only fair to share a before photo now..... What you can not see on the rear block is a sewer easement that intrudes 1m in, the length of the N/W angle boundary....... I was a Perth owner builder and have now completed project (well good enough to move in completed!) Our home was a tricky one to build but we did it with love, sweat and tears .... and a shed load more money than we intended but we did it! Ref banks and OB finance, you can try and get a line of credit if you have equity - that is what we initially did but it did cause us hassle when we ran out of funds. Luckily we didnt borrow to our limit and now that it is complete we have a whole lot more equity!! Good luck and keep us posted if you need trades etc. Always nice to have a Perth OB on board! Nice and i had planning approval signed off and a water meter That Water meter is dancing material... the sewer easement has been a massive issue and at times its just all seemed to hard, thats why i was on the job. Never give in never give up...... i feel like dancing. We are using our equity for the loan & this week our finance came through with a couple of small conditions... and everything is falling into place. SO, i have not yet shown my home design so i will upload my floor plans for you to take a look at. Remember i have a sewer easement and a triangle block but the view is worth it.... Your plans look great and I have to say a water meter is a water meter is a water meter and worth dancing on top of!!!!!! Good luck! It is a hell of a journey, some bits really really really painful but believe me when you are sunning yourself in your alfresco or living room you certainly will forget all about it! Z323319044 I've used it myself so can vouch for it as "doing the job" Otherwise keep an eye out on Gumtree, there's always one popping up on there. You shouldn't have to pay much more than a couple of hundred (Kay mentioned Kristof's but I snaffled that 6 months ago and that's in service at my place) As for the plans, looks good. If you havent already take a look at using Aircell Permicav in your West and East walls. Particularly those bedrooms of yours. Will keep them a lot more comfortable in Summer when the harsh sun is beating down on them as will get very very hot otherwise. Also if you have the time there is an Architectural service in Mt Hawthorn called Solar Dwellings - Griff is the main man. They have a service where they will go over your existing plans for a couple of hundred dollars and suggest things that will make the house more Solar friendly (like the Wall insulation, positioning of rooms, windows etc) I think it is something well worth doing as if you build in smart design now saves you a lot of heating and cooling costs down the track, (and it's free education for you as well) I learnt a lot and the positioning of rooms is really critical to make a house comfortable to live in both summer and winter. He also does free seminars at the home shows and again I went a couple of times to listen, ask and learn as much as I could. I must say out side of that Great News lots has been happening in the past few weeks.... I had the screw piles booked in for a wednesday and still had no council approval, tuesday at the midnight hour, they arrived in the post & since then it has been all systems ahead. Free Toilet Prelay & Slab. I can sit back and relax now as this is all i wanted for Christmas 2011. After the new year our construction will begin. Hoping to upload some picture this week.
