Browse Forums Owner Builder Forum 1 Aug 19, 2011 10:43 pm Hi ...I am owner building in a country town in Qld and have sent out a couple of emails to draftsmen with the result that I cannot compare their quotes because they have all come back with different proposals...so any ideas on what I might send out by way of a standard request.? I have drawn a specific plan and window schedule and have brothers doing all of the earth moving etc...I know what plans I need but everything they send back is so tied up in legalities or so vague it is doing my head in. I would love to see some examples of tender docs for drafting if anyone has one ...please thanks Vikki Re: Ideas for a tender doc for draftsmen 2Aug 20, 2011 1:29 am Work out what you need from the Drafty, that way they can give you a quote to specifically supply that. For council approval I needed (and I assume most councils are the same): 1. Floor Plan 2. Elevations 3. Through section drawing 4. Roof and ceiling plan (they may not need this, but they like it) 5. Engineering details (including contour survey and soil testing) 6. Energy Efficiency survey 7. Plumbing/Drainage drawing 8. Electrical drawing (may not be compulsory) To save money, I did the same as you and drew up a floor plan and window schedule, I gave this to my drafty who drew the plans up ($500). I then submitted them to a different drafty who is familiar with the local energy efficiency requirements who did the deemed to comply certification ($300). I needed to reduce my window sizes to comply. First drafty made the changes I required. I then took these plans to an engineer who produced a set of engineering drawings ($2200). I didn't need to make any changes to the drawings to suit the engineers comments, but sometimes at this stage you may need to. Being a sparkie I did my own electrical plan and had a mate who is a plumber help me do a plumbing/drainage drawing. These two drawings were just pen markups on the floor plan. I submitted these to council and they passed first time, the shire surveyor just increased my insulation sizes to the ceiling in red pen and I have a complete set of drawings. If you just pay a drafty, they have to do the leg work for you and resolve any design issues, all which you pay for. If you know what you want do it the way I did it. Otherwise speak to your council building surveyor and find out exactly what he wants, and ask the drafty to supply everything you need. Hey.
