I'd like to ask a few questions to help me out with my journey Ive got a block of land in Craigieburn which is 656 sqm and would like to build a 38-40sq double storey house. Any advise would be much appreciated, price roughly of a 38-40sq double storey house? Owner builder that is 2Mar 28, 2011 10:02 am Hi Michael, I'm beggining my owner building journey in the Westl, currently me and my partner are at designing our home with a draftsman. To start off go around a few display houses and see what style of home you want and get as many ideas as you can to work out what exactly you want in your future home. Looking at the size of your home, work out the M2 of your home so if your looking at 38sq that will be 351.88m2 351.88 times that by approx $700 to $1000 per M2 as a rough estimate to build your home, this cost will only be a estimate to see if you can afford what you want to build. This will also depend on how much of the work you actually do yourself to save as much money as you can and also what finish of the house you want and any friends/ family you have to help. Once your happy with what you think it will cost you, then to get a good idea of what to expect a good idea is to do a ownerbuilder course which you can google ownerbuilder course and there are a few courses out there that can help you get a real good understanding of what lays ahead. They generally cost upto $400 which is very cheap for the knowledge you may get out of out, well worth doing it. I hope this helps a little with your owner building journey. Owner builder that is 5Mar 28, 2011 2:40 pm Hi Rex Basically the formula is your sq X 9.26m2 per sq therefore 38 X 9.26 = 351.88m2 Best advice I can give you about designing a house from what someone told me is imagine yourself in each section of your house and see what you will need in that area. I originally thought my hosue plan was the best and after thinking about that I have since then made about 5 changes to the house to improve it, so take your time when you draw up your home as it can become costly for you to make those changes after the drawings have been done. I am at the stage to decide wether I should build my house as owner builder or hire Carlisle as builder, I m looking to build 38 square house. I am not trade person but I can erect internal walls, put dry walls and painting, tiles and carpet in living and bed room. Reminder of the things will be done by professional trades person.
