Browse Forums Owner Builder Forum 1 Jan 04, 2011 6:39 pm Hi All, My parents, myself, partner and 4 month old son are about to start out on an adventure of owner building our next home. Both my father and myself work away from home so it was pointless having 2 homes that will be occupied by 1 -2 people half the time. Luckily my partner and Mother get along really well together! My parents have Owner built 2 houses before but this one I will be project managing getting contractors in to get it up to lockup then doing a lot of stuff ourselves. I think the hardest thing is going to be sticking to a budget as well as do everything we want with the quality workmanship we want. We have owned the block for just over a year and it is located in Eaton near bunbury. It is 993sqm in size and there will be a 80 square meter shed in the back yard. Below is the house plan that the drafty is still working on... I see you have got toilets in the two main bedrooms but don't appear to have a separate one for the two remaining bedrooms. I also think that houses should be designed to be accessible if either yourselves or visitors are infirm. The separate toilets in the ensuites with a very narrow door opening inwards would make it very difficult for somone who was infirm. The Harder You Try - the Luckier You Get ! I too noticed the missing loo! and I was also going to mention making sure those ensuite doors are wide enough for handicap access. Re: First time Owner builder 4Jan 04, 2011 9:26 pm The front of the house is facing north. It was difficult to design due to wanting the patio, kitchen and garage on the left hand side. We did have 3 toilets in (shown below) but removed it and made the other duel access to try and save a bit of space and $$. Didn't really think about re sale or future disabilities. Couldn't you just put a loo in the "Store" next to bed 4? Might have to move the wall into the activity area slightly, whihch would also increase the WIR in Bed 4. That would also mean that any visitors don't have to travel through bedrooms to get to a loo. Still not in. Don't ask!? Re: First time Owner builder 6Jan 05, 2011 8:20 pm We wanted the loo easy accessible from outside through a wet area so if your outside and dirty, in the shed or having a shin dig under the patio the toilet can be easily accessed without going through the house or over carpet. What do you think of this? Toilet door would be a 820 and swing inwards and loo area enlarged for easy access. Incidently I used to involved with the board of a nursing home. - One of the reasons that nursing home toilets should open outwards is that if anyone passes out while using the toilet they will fall forward. if the door opens inward no one will be able to open the door to help them. I would just cringe every time someone said, can I borrow your loo....eeek, NO! a 2 way ensuite for pool use is fine, but not for beds 3 and 4 and guests and bed 2 and pool use and via a laundry. It is a lot to ask from a loo! a 3rd loo is needed in the middle of the home. the store cupboard like Bel said, would work well. you could have a store then somewhere else. (ie the laundry loo could be your store cupboard and keep layout 2 as is with the large WIR (great for wheelchairs) and loo on that outside wall) Re: First time Owner builder 10Jan 06, 2011 8:10 am ps guests at night going down bedroom halls with young kids sleeping in the room is not good re noise you may not have many mates, NOW, but once you have an older child..you will have loads more mates, esp with a huge house, they will all be over for parrrrtaying! We've added a 3rd toilet in the hall way and Widened the Hallway and entrances to 1200. The Activity and Games Rooms, is there a reason for seperating these? Couldn't you just take out that wall and make it one big rumpus room? We did think about having a sliding wall between the activities and games but decided that it suited us better to have it closed off. Re: First time Owner builder 17Feb 08, 2011 8:35 pm I'd think about making the rooms a little larger. You have a lot of shared spaces in the house so should be able to eat into that to make the rooms a little larger. Otherwise I'd see if there was a way to fit an extra bedroom in there or have one of the shared spaces be easily converted (which may already be the case). Engineer is looking at the plans in the next few weeks then we can submit it to council. I'd also think about making the kids rooms larger - now that you've added an extra WC you've lost the WIR in Bed 4. Do you really need 3 "play" areas on top of your large living area? A large home theatre, huge games & activity rooms for only 1-2 kids? I would consider moving the bathroom between bedrooms 3/4 to the activities area. Make bedrooms 3/4 larger & have decent sized wardrobes. This would allow an even bigger games room & have great size bedrooms for the kids - which will become more important as they get older (that's if you're planning on a 2nd child). Its also not going to be a long term house...probably 6-8 years. We need a large games room as my dad has a antique match car collection inherited from family so the room has to fit the existing cabinets. Can anyone give me any onfo on New Homes WA?
