Hi Lynny-Jane In the end I went with a Polyurethane coating. I ummed and ahhed whether to use Bona Traffic (which is Water based) but after speaking to lots of people went the Poly for its durability and the finish you get. In the end very happy I did. Yes, the Clipsals only went down to 50%, but got some Luxmans Trailing edge dimmers and they work beautifully 0% - 100%, no strobing, I have 4 D900's one 1 and 9 on another. Had to do a bit of surgery with the side-cutters and a file to get them to suit the Saturn plates correctly, and drill out the Saturn knobs a bit to suit the fatter posts, but all is now good BTW, very jealous over those jarrah floorboards, and outlook to pool. Keep the updates coming - that's if you've recovered from your R&R. Re: Modernising an Old Girl - Paving and skirtings. 206Dec 20, 2012 9:06 pm My little Hawaii fling seems such a distant memory at the moment. We got back about 2 weeks ago. After 24 hours travel to get home and after arriving at Midnight local time, I was back on the job at 6am the next day. ( I must be mad! ) Managed to keep a few things going whilst I was away with the Stone laid around the Pool and the last bits of the Texture coat were finished. Still lost a bit of momentum but that's the price you pay... Since then I've had the paving guys in to lay my Recycled bricks. 3500 of the buggers we pulled down and cleaned, stacked and seemed to endlessly move around the site over the last 12 months were chewed up. So now I finally have a bit less sand out the front at least. Pool fence was ordered prior to holidays and was also installed this week. Last of the Interior Cabinetry went in for Study, Pantry and Study Nooks and downpipes for gutters where finished off. Last week I pulled out the old leadlight and repaired broken glass etc. All put back in in new Sashes so as good as it was when it went in the first time. Anyway I'll post some pics and a few more comments below. As they say a picture paints a thousand words.... Boring but necessary. I put down the Pre-lay for Retic and power for Garden lighting prior to paving. also ran in a 90mm pipe (Nothing in it) Just in case I need to run anythign else through in the future 5m3 of paving sand I had to move and roughly level by hand ready for the pavers. Wasn't worth getting a bobcat as he couldnt fit in past the Frangipani without damaging so wheelbarrow and shovel it was... Recycled bricks going down as pavers. The "Holes" in the middle will be planted with grass. Idea was to replicate what they did in the old days. "Sort of a Tram track affect, and it softens the hard surface up at the same time. this will be Visitor parking as our main Garage comes off the rear laneway. Finished product up close. Came up great and now in hindsight was worth the effort of clearing and keeping them all. Frameless glass pool fence between the deck and the pool area. On the Garden side we have used Aluminium fencing as; 1 - Glass is expensive and 2 - would have been a nightmare to keep clean with sprinklers and plants all around it. Cabinetry in for the Study / Office area upstairs in the loft. A "His" and "Hers" side as I was told in no uncertain terms my desk is a shambles and nothing is to go past the dividers in the middle! Black material is a Pin up board which we have also used in the Kids Study nooks downstairs. Cabinetry on other side of Study is for printer, filing and storage. As you can see the raked roof comes down quite low but perfect for what we will use it for. Downstairs "Study nook" This sits under the stairwell space and is an area we will use for the kids computer / study area. Located near the main living area means we can keep an eye on things they are up to online. (At least for a while anyway) Down the track I might use it for a Stereo / Hi-fi shelf. We have 2 Study nooks like this so when the time comes each of the boys can have their own space. Under the desk you can see the Skirtings which are being put throughout the house at the moment. These are 210mm high Skirtings but complement the house nicely. This cabinetry and bench is what we call our "Drop zone" (as named by our architect) Idea is that it is right where we enter the house (from the rear laneway and and Garage) and it is to be used to dump Kids Schoolbags (Lockers above), DW Handbag, Hats, Laptops, keys etc. All the stuff that normally clutters up your Kitchen benchtop each day as you come and go should be "dumped" here. then as you leave the next day its all nice and handy to get on your way back out. Entertainment unit Cabinetry in main lounge. Just a low slung cabinet for putting in DVD players etc. As well as speakers at either end. IMO it will look awesome with a big kick @$$ TV hanging over it (That's my little reward to myself for when this is all over) So in reality I am now just weeks away from being finished (inside anyway). I have a few light pendants to finish installing, Fixing carpenter is maybe half way through Skirtings and Architraves, then a bit of touch up paint and lots of cleaning to do. also need to lay Carpet upstairs but that is booked for Mid January then we should be complete. Curtain rails have already been installed and curtains are made and ready to hang once the last of the dusty work is completed. That said I still want to get a large percentage of the outdoor area sorted before we move in. At the very least the front lawn down, and I can then work on the backyard area garden and paving once we are in. Will see how we go and how much more patience the DW has. Other than that I have the Council coming to inspect the pool fence for compliance tomorrow. All going well I'll fill it with water the first week of January when my Pool guys are booked to come back to do the final fit off and install the Liner Pumps and filters etc. So until then will keep soldiering on. Theres still lots of things I need to complete (all relatively small in the scheme of things but if there's 200 plus things on the list the time adds up) I've heard a million stories of people moving in knowing they just need to finish A, B and C and will "do it once they are settled." 5 years later and it's still not done. so I promised myself I wont be like that. Well this is the year I finally get to move back into my house so an exciting one for us. (Not sure which month but I know it will definitely be this year ) My fixing carpenter is taking some time off at the moment so the last internal fit-out just has to wait a week or so longer. That said this Perth heatwave of 40 degree days end on end is not fun to work in. I had to run some cable the other day in the roof space and geez that was hot. Must have been 60 degrees plus up there and I had thoughts I might pass out in the heat and no one would find me till it was too late! Thankfully no probelms there, though I did do a stupid thing and sawed through my Thumb on Xmas Eve! It was a silly accident late in the day when I was tired hot and just taking a silly shortcut. I needed to drill a hole in a Junction box. Had the Drill there with a Holesaw in it. Instead of walking out to get a Drillbit I figured I could use that to save me walking 30 metres! But instead of taking the saw part off I left that on. Dumb, dumb, dumb.... Drilled the hole, but once it went through the Holesaw blade ripped straight through the end of my thumb. Straight down the point, through the nail and out the other side. I cursed myself for being so stupid. Suffered for a few days but thankfully it is healing up. Probably should have got a stitch or 2 but I didnt want to put myself in any more pain so wrapped it up tight and gritted my teeth over the Xmas period. Although it is sore and painful we wont need to amputate. So I've been ticking off jobs on my list over the last couple of weeks. I got the Aircon running yesterday which was a long overdue exercise. Took about 8 trips up and down the ladder onto the roof and being I was pretty wobbly with my "Roof legs" was a bit daunting to start with. Also have been installing "Glosswood" lining boards for the ceiling in the rear Verandah. That's a slow and awkward job working upside down but happy with how it is turning out. Other than that lots of little jobs being done but all helping me get closer. Anyway a few more pics. (None of my thumb though, that would be too gory) Walk in Pantry went in. Everyone asks what the Zigzags are for. Wine of Course! More pantry with a small work bench area. Lining boards going up. Took me 2 days to get this far. Re: Modernising an Old Girl - Sometimes things don't go to 209Jan 08, 2013 10:45 pm Sometimes the best laid plans fall in a screaming heap... Today was one of those days... Was meant to be a pretty big day with Pool being commissioned, Frameless shower screens going in, Solar hot water being commissioned, Site Toilet being "retired" and disconnected and various other bits and pieces going on. Firstly plumber didnt show up (First time ever so hope nothing sinister has happened to him) So being unable to contact him we move on... Shower screens go in fine so that's a tick Pool guys arrive, get the liner in fine, all going well and ahead of schedule. Hook up to the mains for water and after about an hour we are getting nowhere fast. Pool is filling slowly due to low water pressure. We need to go to plan B. I ring a Water carter to get a truck load of water. All good. Truck arrives a couple of hours later, $150 handed over and pool is filled in minutes. All good. Take a few happy snaps for prosperity. Looking forward to getting wet soon. (More so the kids who are screaming with excitement) - "Can we go in yet??" Then guys hook up the pump to test and disaster strikes. Pump starts sucking rocks sand and worst of all a big piece of shattered PVC ends up in the pump filter basket! This is not good. Banging heads together but looks like a damaged pipe somewhere under the newly laid Bluestone pavers!! (Please tell me it isn't so!) I'm left with only one choice. Start ripping them up to hopefully find the damaged pipe, repair it and get back on track. Thankfully before the day was done I found the damage and not too far in. I should be able to have it repaired early in the morning then we can try again. Unfortunately though we live through another 40 degree day with no relief in getting into the pool. At the moment it looks like a brown muddy lake. (Was sparkling for a little while there before we turned the pump on) Still all's well that ends well. Found the problem so we can fix it. I'll only have a few of these big stone pavers to put back down and after seeing the Pro's do it think I can manage that easy enough. There was only one thing left to do. Sit down have a beer and laugh it off..... Liner going on - This is going well.... All in, fits like a glove. Mains water will take ages to fill but looking good. That's more like it. Filled in under 10 minutes. You wouldn't even know it had been lifted! Pump ran for 24 hours to clean the muck that got sucked in from the cracked pipe and we've got a sparkling pool again. Got to take our first swim with the kids this evening. the squeels of excitement and the look on their faces was worth every cent. Priceless.... Waterfall is the favourite with the kids. I had it installed with it's own pump instead of running of the main pool pump. That way I don't have to turn a valve to enable it. Today is a day off to look after the kids and I'm so pleased just not to be lifting, digging or moving. Hot weather hasn't helped and I'm just plain old exhausted after a string of 14 hour days. Main task of late has been preparing for the front lawn and garden beds to go in. Way back I mentioned we ran a "Design Competition" with the local Uni to come up with ideas for our Gardens and now starting to put that into place. Prepping for the new turf took a lot longer than installing it but hopefully well worth the effort. I followed "Fu ManChu's" Turf laying guide from these Forums viewtopic.php?f=19&t=43570 Wasn't a cheap exercise but hopefully the cost and effort will pay for itself over the years. so to this weeks Pics so far. Retic install was a nightmare. Sandy soil and being so dry it was like digging in a sand dune. A Shovel full out and 2 more fell back in the hole! hence why trenches are so wide Site prepped as Per Fu Manchu's Guide. Organic compost rotary hoed in with a heap of Minerals etc to improve the soil Here I laid more recycled bricks to act as a Garden bed edge. Shape was deisgned by the Uni students. Very circular layout, so nice and "soft and curvy" Turf going down on front verge. So nice to be covering all that sand at last. Turf in the driveway, in those little cutouts we left open when paving went down. Acts as a nice contrast against the Red bricks. View from the front. And lastly my Site Toilet is off to a new OB's home. I sold it on Gumtree and the guy who bought it was an old workmate. We started our Apprenticeships together at the Water Authority (many many many years ago) I hadnt seen him since I was 20 years old but it shows what a small world we live in. Had to take this picture though, couldnt stop laughing as they were cramming this thing into a little Mitsubishi van. My Fixing carpenter has finished inside (all bar one Architrave and that's only because we are waiting on a part for the Cavity slider) Today I put on all my door handles (well most) and found I'd made a bit of a blue when ordering some of the door furniture. A typo or just a mistake saw me order the door plates with the wrong offset for the Euro locks on 5 doors so that's going to cost me a few bucks to get them re-ordered and re-machined. No show stopper though. Just one of the joys of owner building. Also powered up the last of the items I imported from the UK (Fridges and Freezers) and all running perfectly. Next week should see us unpack the last of those items in our Lounge suites. Last week we had Carpet installed in the Loft area as well as a couple of Split system Aircons (It gets hot up in the roof) So that area is now 100% complete. We installed / manufactured our Walk in Robe and Linen cupboard shelving. Nothing too fancy but have opted to install one of the Hafele "Clothes Lifters" which let us make the best use of our high ceilings. BBQ Cabinetry was installed as well so just need the Stone benchtops to go on for those and that's finished too. Other than that time has been spent on the million "little jobs" on my list. clothes lines, terminating all the video and Cat5 cabling, installing the Tv Wall mount, installing lining boards and so it goes on. So the next week the plans is to do a few paint touch ups, a big clean internally. Have decided the rear garden area will be something we do once we move in so that will remain a sandpit for a few more weeks. Otherwise She is just about done and dusted. I'll post a heap of pics with the Old Girl all cleaned up and looking her best in the coming week(s) .
