Browse Forums Owner Builder Forum 1 Feb 26, 2011 7:44 pm Just wondering if anyone has compaired costs between owner building verses using a local builder but buying the majority of the the materials yourself and getting the builder to put it together under there licence. Probably abit hard to put a cost on things I know. Reason I ask is that I've a few speck homes now and sort of know what goes on, and also know how they like to charge for any extra's outside there speck. eg, $3000 extra for instant gas hot water when you can buy one yourself for $1500. $600 extra for lever door handles when you can buy the same thing from bunnings for $300, $5000 for garge door when you can have it supplied and fitted yourself for $2500. Would you think you you save much by say arranging and paying yourself for the wall frames to be done( most builders around here use local companies to build the wall and or roof frames), window frames, bricks, roofing material, gyprock, cabinets etc We have a few good one or two man builders around here who do a couple of houses a year still but also do most of their work now for the big main builders(eg scott park, wa coutrybuilders) mainly because it's easier for them to work as a subby When the standard 200 square metre house with no frills cost upwards of $200k around here, does anyone think you'd save much? The other advantage i was thinking by doing this is you could avoid some of the hassels of owner building like council approvals all that other stuff you have to go through before you actually get building, Insurance etc.. If I was doing this again I would use my brickie to do the whole bloody lot for me ... he is an awesome brickie! The advantage to them would be is that the majority of the materials would be already there for the job. they wouldnt have to arrange much at all as far as building materials...Like I said though, whether you'd actually save much I dont know..
