Browse Forums Owner Builder Forum 1 Nov 04, 2010 12:33 pm Hi, We recently bought a property that has a partially built house on it, but needs A LOT of work. We were thinking about going Owner Builder to save on some of the costs, but were told that there are new regulations that require you to do study etc and increased fees that make OB now not feasible. Does anybody know about this? We would love some advice on how to best organise the build and the costs we might expect. Cheers Re: OB in NSW - new regulations make it hard? 2Nov 09, 2010 11:19 pm Sounds like a lot of balony to me. I haven't heard of any new regulations. If you do a google search you can complete the owner builder course on line in an hour or so for about $90 if I recall correctly. Get your certificate, take your plans down to Fair Trading to get your owner builder permit which I think is another $150 or so, and then get the plans stamped by Sydney water and submit to council. I did an owner builder a couple of years ago and it was an easy process. The DA is a bit complicated by you should be able to find a draftsman to do that part. If you want to build a whole house I would recommend going for a complying development. Of course your build will only be as good as your subcontractors/trades so choose wisely. Re: OB in NSW - new regulations make it hard? 3Nov 19, 2010 3:01 pm In NSW as of Oct 1st 2010 you do have to do a new OB course which is greatly expanded on what is used to be, but still not too bad. The building centre do a 4-day course, ie. its not like its 6mths or something. http://www.buildingcentre.com.au/courses/owner-builder-courses/itemlist/category/130-nsw-owner-builder-course-new I did mine just before then for that reason. Apparently the difference is the new course covers off alot more OH&S etc because there were too many reported OB injuries in recent times. Re: OB in NSW - new regulations make it hard? 4Nov 23, 2010 11:46 am I see that is a bit of a pain with a much longer course to do but still worth it in my opinion. The old course was a bit mickey mouse. However, I have just read if you have completed one of the older courses already you have until Dec 31st for them to accept it, which counts me in Re: OB in NSW - new regulations make it hard? 5Feb 18, 2011 12:55 pm We got in under the old $50 online diy course before the regs changed. The new courses take more time and can be expensive but are probably still worth it as you could save a lot more than that by going OB. If you don't want to annoy the neighbours then simply get yourself some good head phones. For me the sound is much better using headphones.
