Browse Forums Owner Builder Forum 1 Oct 06, 2010 10:15 pm Hi Guys, New to the site, I am slightly confused about OB rules regarding sub contractors. I have been told by a fellow OB that I need to engage a framer that is a RBP? I have several friends who are framers who think I am loco when I ask if they are a RBP. My Plan was to engage a framer to do stumps bearers wall and roof framing for small extension, then use my own contacts for plastering a registered plumber and a registered Electrician. Thats how it works doesnt it??? Any help would be fantastic. Cheers Jaspar Re: Another OB question 2Oct 07, 2010 9:57 am which State are you in. You are supposed to used RBP for all works over 5K and you should have a contract with them. However this isn't policed i heard that insurance companies may ask for details if you want to sell up before 7 years and you need them to provide warranty insurance. Re: Another OB question 4Oct 07, 2010 7:16 pm Doesn't it just mean that you see their license? You should be recording all licensing details and checking the licenses are current, for your own protection. People make one happy, not houses? I do not think so. Houses are more to be trusted than people. The payment of an annual fee And then you get to use their little logo and say your a RBP Annnyyyywaaayyyy... B Star is right and it isnt policed. However you are personally reponsible for the build for 7 years and as such, if something goes wrong then it is apparently easier if they are registered building practitioners. I didnt even ask if our carpenter was a RBP. As long as his work is good and we're inspecting it *shrugs* And your building surveyor will tell you what needs to be inspected by them. Ours was trenches and reinforcement, frame (wall and roof) and completion. I rang and asked them if they wanted to see our subfloor before we put down the chipboard and they said no. But our carpenter said that a lot of surveyors want them checked, which is what your chippy may be talking about.
