The reason I ask is that my builder has added $26,000 premium to go reverse brick veneer based on 176sqm area. Single story home. Hi Aza. When my estimation came in, he had estimated an extra cost of $3300 over and above regular double brick and render to do the 76 m2 of the western wall. I worked out a basic cost of about $5000 to supply bricks, have them layed and plastered with acrylic render for this area. So far I've spent around $1300 to get all the framing completed and fixed. Now I have to insulate and sheet it, then get it painted. Hopefully I should come out just in front. This doesn't allow for my labour though. If I was charging this as a job I'd probably charge around the $3-$3.5k mark, so the estimate was pretty close to right. Long term though the house should be far more comfortable and use less energy. The amount of heat that wall absorbs in summer is incredible. Any way to stop it entering the house while still maintaining solid brick internal walls is a real bonus. The other option would be to get cavity insulation. We build double brick which means our structural walls are brick, this then gives you the option of building suspended concrete floors. Because this is the way the building industry is focused over here the cost is close enough that you wouldn't bother using light weight alternatives (or I wouldn't). I love the feeling of a nice solid concrete floor under foot. We have kids and I don't want to hear them thudding around upstairs. It also means I've only got a 258mm floor spanning spanning 8.6m. I'm not an engineer but I'd suspect you would end up with some pretty big bits of steel to span those sorts of distances. The reverse brick veneer makes sense given the outside of your house will cool down quicker whilst your thermal mass on the inside should stay more constant. I have seen a couple of houses like that on the east-coast. However, over here normal brick veneer and lightweight top levels dominates most homes which I guess achieves some enconimies of scale given the demand and prefabrication of all the framing. The Sparky and Plumber have been in and got their gear in. Now the gutters and roof sheeting start tomorrow and should take a week. So I now have to get the roof sheeting finished. Then solar HWS, solar PV panels, air conditioning and antenna installed. Then get the scaffold dropped so I can install the cladding on the rear wall, then the plastering can start. I can then get the ceilings and cornice done. All in the next 3 weeks! If I can organise it all, the house will be flying along. If there is one hiccup, it will all stop while my tradies are sunning themselves in Bali. I expect something will crop up to slow it down. But I cant complain, all in all it is going well. Roof sheeting and solar HWS. Pic's 89Mar 07, 2011 1:14 am Bagheera, next time you can owner build. It's been full steam ahead at our place. The roof plumber has finished the sheeting. I'm very happy with the job. We went for surfmist colour bond as it is the most efficient colour. We went with nice quarter round gutters as they add a real contemporary look. The solar HWS has been plonked on the roof. The plumber will be through on Tuesday to hook it up and make sure there are no leaks before we drop the scaffold. The Solar PV panels and antenna will be installed on Tuesday as well so should have a very busy site. I've managed to get things done fast enough that my renderer will be able to come next weekend to start the external render and will finish it before he goes away. I ended up getting another quote on the ceilings and have saved myself $2000 and it can be done on my time frame so very happy with that. I wasn't going to be able to get things ready for the other ceiling fixer I had lined up but it ended up working out better anyway. The scaffold will come down on Wednesday afternoon or Thursday morning so I have time to sheet the rear wall on Thursday and Friday before the renderer starts. I've looked at it before but it seems the right time to put the extra skills I'm learning into practice. I am in awe of the guys on here that OB with no prior experience. My head spins at times with all the things you need to have in mind. It must be really something if you dont have a great deal of trade experience. Good tradies are really the essence of OB'ing. If you surround yourself with people you can trust then it makes the whole process easier particularly if you aren't full bottle. The aircon guys got their pre-lay in on Tuesday. The solar PV panels (16 in total) were installed on Wednesday and the scaffold came down later that day. Thursday was my day to get in and start sheeting the upstairs RBV. Made some good progress but had to go and make some money on Friday so wont get back until the following week to finish up. The external renderer got all the float on the upstairs on Thursday and Friday. He was going to texture the upstairs on Tuesday however we decided to leave it until the internal is floated. The last thing I want is grey plaster all over my nice white texture. My priority now is getting the scaffold down as it costs big $$$ every week it is up. I've ordered my glass for 2 weeks time which will give me time to get the internal float finished and ceilings installed then glass in and internal set and external render done. I was told that in the next few years they are changing to rules to make it shorter course but with some changes as to what you can and cant do. I must ask my tiler because he is in the middle of it but has decided to wait for this. It seems a much more sensible way to do it but I can t remember what it was! Are you having acrylic render. I decided against it in the end because I was freaking out about the damage that can get done to it. And over the size of our house it was going to cost a bloody fortune! I vacillated between sand finish & paint or acrylic texture. There are pro's and cons for each. I definitely think that acrylic texture is the nicer looking finish. The colour is a lot deeper because it is right through the product. It is also slightly elastic so has a slight ability to not show cracks or movement in the underlying render that would show through regular paint. The problem with acrylic texture is if it is damaged. You cant just patch a small area like you can with render & paint, you need to patch entire walls. My renderer has recommended not texturing the ground floor until as far as possible towards the end. Hopefully this should mitigate any clumsy tradies damaging my nice new walls. The price wasn't as big an issue as I thought. Sand finish render is about $24m2 and external painting I had quotes of $10-$16m2 . My texture is costing $36m2 so price works out about the same. Ultimately I dont think it really matters. Good friends of mine OB'd their houses right next to each other. There houses are very similar. One is a painter so went for sand finish and then he painted it. The other went for acrylic texture. When you stand on the street and look at their houses you cant tell a difference. You just have to go with what is going to suit you and your hip pocket better. I'm doing my own cupboards. As soon as the internal float is done I can get in and measure up for all the upstairs bathrooms. I can see that I'm going to start to get very busy soon. My husband rang me from work this morning telling me he is having second thoughts, and perhaps we should check out the volume builders AGAIN. We'd look at those who do a reverse living arrangement. However, as I've been re-reading your thread and ogling the pictures, it has just dawned on me that a builder friend offered to project manage our build. I thought that just meant he'd be the builder, but I'm wondering if I'm not quite on the money. Anyway, I'll have a chat with him and see where that goes. I would SO love to OB - problem is though that the bank probably won't lend us money for that (long story). My other desire is to have a concrete slab - for thermal mass predominantly, but I'll take the polished concrete as a side benefit , and if we end up with a double storey, dare I even dream about concrete up there??? We opted for a 3kw system. It should go close to meeting our power needs in normal situations, however our aircon is 24kw so I guess when that is cranked up then we will be paying through the nose. But we have paid a lot of attention to getting the house fairly thermally efficient so hopefully we will cut down on the use of aircon to a bare minimum. The panels are Chinese made and the inverter is German. After a fair bit of research and discussion with people I decided that it wasn't an issue where the panels were made. People have this perception that German panels are best but the tier one Chinese panels are a very high quality. The company I went with are actually a distributor and have been around for a long time and will be around for a long time. They were happy to show me the quality of there products and the walk me through their warehouse. They actually weren't the cheapest quote I had but I felt very comfortable that if I had any issues in the future they would still be around and happy to deal with it. With the way electricity costs are going up I'm sure it is a decision I wont regret.
