I'd suggest if you are too busy with work to be an owner builder, get a registered builder to quote the job at a fixed price and get it built. It'll turn into a nightmare if it doesn't go to plan. I'm owner building atm and I can tell you, even though I am in the industry and have the time to do it, it's still been tough. I wouldn't recommend doing it unless you have plenty of time up your sleeve. FOr a 32 sq double storey house on a 2m slop, they are charging me 550k!!!! THat i think is insane.... It is hard but i dunno what else to do. It is just rediculous. However if yo dont have the time to ensure things are happenign correctly and that people are charging you correctly then you basically in the same boat. If you a first time owner builder you need to spend heaps of time research to make the right decition as it is very easy to get into the wrong direction. Re: OB course in Victoria? and other questions 5Aug 31, 2010 11:11 pm hey ben google project managers in victoria talk to them see what they say and what they charge. keep in mind as an ob you are responsible for everything that happens on your sight, from insurances to tradies safety. also you are liable for the construction for 7 years. the biggest thing with doing it yourself is getting quotes these take time and can be frustrating when you send 20 copies of your plans and only get 2 replys. also if you are after bank finance you will find it alot harder to get as an ob and need at least 20% deposit, also my understanding of the bank finance is you pay the tradies for their work as its completed then the bank releases the funds for those jobs. there is alot to consider as an ob and i do understand where your coming from thinking your being ripped off, however having begun the ob ride ive also realised that builders do earn their money as they take all the risks. it takes alot of time and effort to be an ob but if time is a problem then i wouldnt recommend ob. i know youve been dissapointed in the builders youve contacted but try a few more sometimes the smaller builders dont have the overheads of the larger ones and can do it cheaper. good luck i hope all goes well stay safe happy building Have look at your house plans and you will probably find that brick articulation joint has been missed.
