Browse Forums Owner Builder Forum 1 Aug 01, 2010 2:51 pm Hi all, about to start house renovation and got my owner builder permit, DA/CC all approved and ready to go. using a builder friend that I trust and have used before and very happy with his work. couple of last minute jitters cos I really didnt do my homework properly on the purpose of OB. #1. my builder said he (and other contractors) would be able to charge me less if they didnt need to include the various insurances and material mark-ups etc - based on the fact that as OB I would take out the insurances and buy materials myself. does this make sense ? #2. as OB what insurances do I need to make sure my contractors have ? initially I thought the OB took out all the insurances and contractors didnt need to, now my research indicates each contactor still needs to have his own public liability and home warranty insurance. can anyone confirm. #3. main reason for me being OB is to reduce cost, what are some of the other most common reasons people go down OB path ? I'm not skilled or a handy-man in any way so not going to risk trying although I will do as much labour as I can. Does it really make sense I have gone with OB path mainly to reduce cost via project managing myself, buying materials myself, insuring myself, labouring myself Do I even need to be an OB to perform those 4 functions. To do this you need to have a very clear idea of time management in the form of a schedule of works. ie what to arrange and when. Tradies will quickly become upset with you if you don't do your job as project manager and for good reason. Time wasted with you is time they could be paid by an organised client to get their job done. This means that you have every material required for the tradie prior to their arrival. If you don't feel confident in arranging this then get a builder and pay the fee. It will be a greater saving to you if you're prepared to chip in and get things happening in between the major jobs. If you can't then you pay someone else to do what you can't People make one happy, not houses? I do not think so. Houses are more to be trusted than people.
