Have bought a block of land nearly 4000sqm and intend to owner build a simple house of our own design, steel piers, timber floor, frame & truss roof with colorbond roofing. We got one quote from a draftsman for $5500 including landscape plan, SEE, basix, drawing the plans for council etc. Does anyone have any idea whether or not we can legally do the basix, WEE, landscape plan (not sure if we really need this), contour plan and site plan. Obviously we will need to get a waste water management report (no sewerage) and engineers report for the footings I think. We are trying desperately to keep costs down and would like to do as much as possible ourselves. Also wondering if this would come under complying development? and what is the difference? Problem is, they all wanted to include different things. So had a hard time trying to work it out with them and they called different reports different names. Funny thing is though, they all said I would need engineers report for the bracing for frame, roof & subfloor (piers) but talked to my stepson tonight who is a builder and he says no, don't need an engineers report - covered by BSA. Back to the drawing board I suppose.
