Browse Forums Owner Builder Forum 1 Jul 16, 2010 9:38 pm I started researching floorboards this week after going to the home show last weekend and seeing heaps of different boards - all of which I didn't like. Worried that maybe the boards I'm after only really exist in my mind I started researching. After visiting a couple of places I've decided that the boards I'm after are spotted gum....easy! Now the price. I've been quoted $89 per Sq meter for 120 x 20. Does this sound right? Also, he asked if we wanted them to lay it and quoted $75 per sm for this. Should it be laid by them or is this a job my carpenter can do? I would love to hear of others experiences and even names of places to buy at a good price. Also should add that we are building on stumps and the boards will be laid on top of sub floor. Thanks. Re: Floorboard recommendations 2Jul 18, 2010 11:09 pm Spotted gum floorboards are stunning. I recently purchased solid 19mm t&g boards for our extension project and did a lot of research and shopping around. What state are you in? We're in Adelaide and it's hard to get good deals here so I had ours transported over from Melbourne. How many m2 are you looking for? You haven't mentioned what grade the boards you've been quoted on are? There can be big price variables between the different grades such as select or feature grade. Are you laying over bearers and joists or gluing onto a slab? We had our carpenter install ours and so paid per hour rather than by m2, this ended up costing around $20 per m2 but it's important to get someone with a lot of floorboard experience. Not sure if the price you were quoted included finishing but we still need to get ours sanded and polished which is costing around $15 per m2 on top. If you give me some more details I'll pm you with some contacts numbers for timber yards, I'm sure you can make some great savings if you shop further. I don't have the plans with me right now so I can't tell you how many m2 we need but we are building a 35sq home with 5 bedrooms and we are putting them in all areas apart from bedrooms and wet areas, so a large chunk of the house. We are in Melbourne so I am very interested in your contacts.....please. We were quoted on select grade but are really just after standard. Our carpenter has had a lot of experience laying them so I am quite confident there. My husbands friend is a floor sander so we will be using him to finish off.....hoping to do a wax finish if he does it. Did you do spotted gum also? I believe qld spotted gum is a darker floor than others? We are hoping for a darker shade but not too dark if that makes sense. Thanks again and I look forward to hearing back from you. Generally spotted gum is only available in standard and select grades, though occasionally there is a little bit of feature around. I would defiantely recommend laying chipboard flooring down first rather than laying directly over joists. I have had houses with both and there is a big difference. Chipboard flooring is available in termite-treated form too for about $4 extra a sheet - good for peace of mind. Re: Floorboard recommendations 7Jul 20, 2010 9:26 pm Hey there, good choice on the spotted gum floors, we paid about 70 a metre for select grade nsw spotted gum just over 100 square metres. I laid them myself over a week ( no experience) by cramping and secret nailing. We just had the first and second coats applied today after the floor sander finished prepping the floor. They look absolutely stunning, and a perfect colour of not over the top dark and not that yellowy colour, with really nice grains. It sounds like you are on the right track with gum, either NSW or QLD or even grey ironbark is similar. Try Perfect Timber Floors Connollys Melbourne Floor direct. Ask them where they source there timber from you will find that basicall they get it all from a few suppliers such as Boral / Gunns etc. Ours was Boral. I'm not sure how much you've looked into the flooring so please ignore whatever you already know but if you do some ringing around for prices some questions to ask are: What grade of timber - Boral have different names for their grades than other mills so that can get a little confusing Thickness should be 19mm but widths are usually 90, 108 or 130 Are the boards tongue and grooved and end matched - end matched means the T&G is also on the ends which makes them easier to lay and also there should be less wastage as you don't need to join the boards over your joists They should all be kiln dried but it doesn't hurt to check and ask for the expected moisture content too. Hi tolitowigene, do you know which exact waxing product is he going to use? And how did you go with the timber purchase - have you managed to find anything cheaper than $70/m2 ? Almost all flooring these ddays is end matched as well Re: Floorboard recommendations 12Jul 21, 2010 9:46 pm I was offered Tas Oak boards and was considering buying them but later worked out they weren't end matched. I didn't actually know what that meant but was relieved that it was explained to me before I purchased them. I'm sure there are a lot of people reading this forum that are new to the world of timber too. I think it just means extra nailing on the ends? We've laid straight over joists without a sub floor so it was important for us. I haven't really done anymore since my last post, I've been focusing on other things . I don't know what sort of products he will use, I don't even know for sure i he does wax, I just saw all the different finishes displayed at the showroom and it was the wax that I really liked. I will let you know when I find out more. We are pretty happy with our quote but didn't know what to expect and every dollar we save the better . Ive lived in a house where end matched boards were joined between the joists, and it gives rise to Endless squeaking when you walk on them. All those joins had to be screwed tight from underneath to stop the noise. Definitely have to be joined and nailed over a joist if not using underlay.
