First delay already!!! We've just got a letter from DOH requesting the everyone get new letters of borrowing capacity in light of the interest rate rises. Im hoping we wont have to do this as ours is only 3 weeks old. This increase pushes us to our budgeting limit, and anymore then a 1% increase in interest rates and we will have spent 12 months building a house (literally) that we cant afford. Which scares me. mmmm this would definitely worry me too, can you ask whether this new price is the fixed amount it will cost or will there be the possibility of further increases? Cos if there is and you are already stretched tight, I would say no. *frosty* Also, doing the build ourselves, with the other families, was supposed to save us money. They've gone on about how much cheaper they can get all of the contract work, cabinetry and carpets etc, but now there are Burbank house and land packages for a similar price in the same suburb. We don't have enough of a deposit to get one of these, but if this is supposed to save us so much money by taking the time to do the work ourselves, why are there packages for houses that are bigger then ours at the same price? Should I follow my instincts and run like the wind, or should I push through given the no deposit aspect? I feel like if we'd originally been offered this program at this price, we still would have applied, but not that they've done this, I don't trust them one bit Any advice welcome, TIA It doesnt make sense that the house & land would now be similar to brand new larger Burbank homes, seems very overpriced since it is much smaller! Agree with cazoraz, get some advice on what your options are....as you don't want this happening again during the build, particularly with IR expected to go up again...Your gut is telling you something isn't right.... Re: RE: Group Self Build --- Advise needed!!! 16Apr 24, 2010 8:14 pm Well that reason is that we don't have nearly enough deposit. $10K isn't enough anymore, we need much closer to $35, and it will take us another 3 years to save that (at least). God only know what prices will be like by then. Over the last 18 months it feels like we've been chasing the prices in our area. So if we walk away, we're back to waiting and saving. If we dive in, again, it will be hard work, but at least we'll be in the game. We're not afraid of hard work, but we are afraid of wasting another 12 months of our (and our kids!) lives. Seems that there are positives and negatives that they both experienced. Negatives - Both are in the "not-so-nice" areas of town - Both had others in the group with a bit of a "welfare/commission mentality" and don't care about the appearance of their yards and the whole appeal of the street has gone down (one sold her house last year - and had to get her son to knock on the neighbours' doors to ask if he could tidy up their front yards for them so the un-kempt gardens didn't scare off potential purchasers) - Big problems with not being told vital information (one wanted to use the garage as another room for the house, thought they had gone through all the right processes, but ended up with massive problems getting a certificate of occupancy due to the garage/rumpus being lower than the house and prone to flooding - obviously not a common issue but things like this probably wouldn't happen with another company) - It's a lot of work over a long period of time Positives - They now own property, where they might not have been able to before. I can see the benefit in doing it and if it was the only way to get into the market I'd maybe do it and sell after living there for 12 months (or whatever length of time the program requires).
