We renovated an old house, subdivided a block off the back and built a duplex. I can't think of any general advice except it always ends up costing more than you think! Also allow PLENTY of time for the subdivisions to go through council. Good luck, our project was our first time doing anything like this and it was a steep learning curve. Very exciting but at times a bit stressful. My husband is keen to go again, but we are building our new house currently and we are concentrating on that. I just know once it's finished he will be at me to do another project. If you have any specific questions, I'm happy to help Re: Subdividing, renovation and new home 4Apr 30, 2010 4:49 pm Hi we're doing exactly the same thing in WA What kills us really is the upgrades need to be done on the existing dwelling. Council wants us to re-do the whole drive way(even though it's perfectly paved, condition is good) need to have storage room, second drive way for the front house, dividing fence, we had to knock down the shed and chopped off 3 palm trees... Now we're finalising on the plans for the house we'll build for ourselves at the back lot very very excited yet it's so much stress... subdivision surprising didnt take too long.. 2months all up. we were lucked out to have sandy land..not clay. clay site will boost your site cost to triple.. (10k to 30k..easy) getting finance is not easy as banks wont value the property as 2 seperate lot until the title is issued.. for us to get title issued, we need to get water, elects, drivie etc done before which is just impossible. lots of head around... need to get real good surveyor and the builder who knows what they're doing. we've been through almost 20 builders with our plan. nothing fancy just wanted to build 4x2 + theatre homes...they all seem very reluctant about battleaxe these days end up going with redink now and so far quite happy except that it's bit slow but very excited. we'll probably end up getting the back lot for free... (that's our profit out of sub-division) which is fantastic so worth a shot I bet. I and my partner are planning to keep on doing this projects for another 3-4 houses. buy old house with big lot and sub-divide and sell the front one. it's good profit, exciting..but does require time and effor! but nothing comes free:) hope this helped Re: Subdividing, renovation and new home 5Apr 30, 2010 6:02 pm @saemiseon. Where abouts are you building? We are doing exactly the same in Yokine. We only have one last item to meet (underground power) and we can have our titles issued. Our plans just cleared council yesterday so now we just need to finalise our working drawings and we can get a building licence, then we're away. If you can do it, it is definately worthwhile. It's cost us around $20k to get to this point so you need to be prepared for some expense and time (about 6 months) but in all we've ended up with a very cheap block. Re: Subdividing, renovation and new home 8May 01, 2010 1:19 am I'm going to owner build. I'm a carpenter so can save a fair bit of money building myself. We are selling our front home. We could probably keep it and rent it out, but by selling it just means there is no pressure. We've only been here for 2 years and are just finishing off the renovation of the front house. We will end up with a 356m2 + driveway block so will be building a double storey house around 330m2 total building. What's the contribution fee you are talking about? 5% sounds like a crazy amount. All councils take a 0.2% Building Construction Industry Training Levy on behalf of the State Government to train new construction workers. Is this the contribution you mean? From what I gathered, it seemed to apply to all sub-division. Basically 5% of the sub-divided land value of it. kinda like stamp duty I guess Because we're building house on our own block we dont get hit with stamp duty.so i think it's their way of getting compensated for that. I know city of canning, its 100% certain I need to pay before title can be issued, but it could be just our council.but no harm double checking..... There is no mention of a 5% fee. From their fact sheet: SUBDIVISION Subdivisional/Survey Strata – Clearance (GST Free) (a) not more than 5 lots ($66.00 per lot*) (GST Free) (b) more than 5 lots but not more than 195 lots ($66.00 per lot for the first five lots, then $33.00 per lot* ) (GST Free) (c) more than 195 lots $6,617* (GST Free) That's all the fee's they mention. The whole subdivision is handled by Western Australian Planning Commission not councils so I'm not sure why or how they could charge you any extra fee. Their money will come from getting two lots of rates out of the one block of land.
