Browse Forums Owner Builder Forum 1 Mar 25, 2010 12:24 pm hey guys. were new here and want to either build a kit home or buy a transportable for our 2.5 acre property currently we have a cool old nissen hut on the property and would like to put something next to it that even connects to it so you can walk through to each building, weve asked the council and theyve said its all ok to do based on our ideas so far now we have found what looks to be a huge 2 storey 5 bedroom kit home from sheds.com.au but havent posted the link in case it violates any rules here, but its called a country home and is Plan 3: 16.5m x 15m (345m/sq) for only $43,990 C&Z on the surface this seems an awesome deal for something this size what we would like to know is firstly has anyone else had experience with this particular company and/or house and lets say we went with finishing this house with all standard fittings etc so no extravagant items and basically followed there plans, does anyone know how much it would cost us from after dropping the kit off to walking in to a finished home stage we would prefer a slab but dont even know what things like that will cost and do plan on looking into it more but was hoping on some advice from anyone who here has already been down this road i was planning on assembling kit myself, and am not a qualified builder but have experience with large sheds just dont know what it would add up to when you still need basic things like doors/windows etc we are located in adelaide and any advice would be appreciated a we are agonising over this particular home but scared of a sting in the tail thanks guys Re: wide span sheds country home kit plan 3, how much to fin 2Mar 25, 2010 1:16 pm hi i know the kit you speak of and have seen one finished they look great love the fact you can design the inside anyway you want and the floor span is large enough to create some magic areas if your ever near bendigo there is one on the calder just 10 kms out good luck with what you decide stay safe happy building Re: wide span sheds country home kit plan 3, how much to fin 3Mar 28, 2010 8:56 am We have had our kit supplied by them. Although we have not erected it yet, it was all supplied very quickly & prefessionally. Ours is a lot smaller, therfore I estimate our will be a bit below double the price of the kit alone once it's finally complete. The dearest things are basically the plumbing & electrical, but in a much larger design, the windows, plasterboard, flooring etc may work it's way up to close the amount of those things. We try to over estimate than under estimate 'cause better to be safe than sorry. Everyones circumstances are different. Yes we will be doing most of the work ourselves with family helping with the erecting of the kit. Using tradespeople where we are legally obliged to, such as plumbing & electrical, but most of it we will be doing the hard yakka. We were going to build the same house, but after looking at the fit out costs, decided to build with Timbercrete instead. I like pigs. Cats look down on us, dogs look up to us. They do have an arrangement with postbeam homes for floor plans, but you can DIY. We've gone with this supplier because the walls are load bearing, so don't need the usual frame, which gives design flexibility, and we'll be building the house in stages. I'm a builder who has had a lot to do with Wide Span buildings. If you are building one do your figures VERY carefully. They look like a cheap option but remember all you get is the steel and some plans. Add everything else to that and you will be surprised just how much it can cost. Doubling the kit price DOES NOT come close even for an owner builder. The Country Home Kit 3 used in the Wide Span advertising is located on the Sunshine Coast and cost around $450,000 all up. Yes, it has lots of extras like rendering but that's around what if will cost... not $150k or $250k. They are well engineered and look good when built correctly... but make sure you do you homework before leaping in. Hope this helps. Re: wide span sheds country home kit plan 3, how much to fin 12Jul 24, 2011 4:12 pm Hi I am soon moving to the hunter valley and have looked at this house to build, I see Shed guy has posted it cost around 450K for the house on the sunny coast. Shed guy do you think if it was built with corrigated iron outside and all the plumbing on one side it would be cheeper? I have redesigned one here at home and the way I would like it set out has the plumbing on one side with the bathrooms on top of each other. I would use plaster board of course on the inside. But would love Ideas on a cheaper alternative. We are in the same boat... getting the kit, and wondering what sort of price range we will be up for. We are going colourbond and zinc, and do have friends/relatives that are builders. Something that was mentioned to us, was that if we wanted to change the shape/size of the windows from the plan, then they may need to be double or triple glazed to meet energy efficiency standards... so of course there would be extra cost there. Left it too long and I was timed out. I lost the whole thing. Basically we were happy with the plan and the engineering etc. but not happy with the delivery; the non-supply of items in the kit and the fact that in a number of cases materials required in the construction drawings were not on the bill of materials. The company has always supplied the missing items after we identified them although we have had to wait for them to be ordered and delivered and sometimes my husband really had to convince them of what was in their own drawings. In all we have had at least six separate extra deliveries of missing items, some of which were quite substantial. For instance central support poles for the verandahs, ceiling and roof battens; even the screws for all the frames did not come in the initial delivery. Our project has been delayed because of this. Our build has been pushed into the hottest part of the year. All this has created extra worry and stress. When you buy a kit you expect everything to be included to complete the construction as was indicated at the sales stage. We are owner builders and with no connection to the building trade. Building this kit ourselves is do-able but takes a great deal of thinking. I will try to recreate what I wrote when I have more time. Please reply if this will be of any interest. Interesting. check my website for upcoming articles on pricing and inclusions ITs hardly likely that you are ever going to spruik the benefits of Owner Building and encourage people to take it up, being a commercial house desiger/builder yourself, is it? If we refer to bingoshelleys build, the cost came in at $560/m2 from memory , as opposed to the $1000+/m2 that most people here seem to be quoting their builds at. Why the difference? Because bingoshelley built a modest house, did all the work themselves, and was fastidious in obtaining the best prices possible for fittings and trade work. It is this facet of building that most people cannot do across the board when they take on an owner builder project. Some of the prices people here are paying for electrical and plumbing work astounds me. I have completed my owner builder project on a rural block which came in at $643/m2 and thats with a $6K septic treatment system. I would feel confident achieving the same with any basic modest kit home. Re: wide span sheds country home kit plan 3, how much to fin 18Jul 21, 2013 11:52 am I bought a wide span shed 6m by 10m for erection in a remote area. Was told all plans and info needed in the kit , and being a steel box and having 15 years building experience, I figurered that would be no problem erecting it. Due to work committments I had to hire a steel fabricator friend with 30 years experience designing, fabricating and erecting large steel sheds, to put it up for me. Even with his knowledge of steel and sheds, he has had great difficulty assembling the shed with the parts and "plans" supplied with the kit. There is a very great lack of detail when it comes to installing things like roller doors and Personal access doors. It seems that the building "plans" supplied are generic, not specific. Many components were drilled up to 60mm out, which makes erection "difficult". Widespan get other contractors to produce the kit, so not quite their doing, but the plans supplied are the biggest problem I had.....and am still having. If you are considering a "wide Span' kit then might be best to grab a digital camera and go and photograph detail of one being erected, because it is likely that there will not be enough detail in whatever "plans" you get.
