Browse Forums Owner Builder Forum 1 Mar 19, 2010 11:40 am Just received the quote/fee proposal back for the designer/draftsman for our single level extension to existing dwg of approx 4 squares addition in total. Ensuite, ( 3.5 x 4m) addition to family room (4x4m), addition to dining area (1.8x 4m). Basic 'boxes' added on of just more room....and no internal changes. The budget for this we have allowed approx $80k ( regional vic) I have formulated my own simple plan for the additions...just need it done properly and with specifications by a draftsman, mainly first to get quotes from builders and obviously to submit for a permit. The 'designer' is also a 'draftsman' and says he can just do the drawings ( no 'designing' input from him) from what I have given with the original house plan drawings I obtained from the council in an archive search. I have absolutely no idea of what is involved or costs to incur. We did build from scratch 25 years ago...and I again did a 'plan' myself and a draftsman drew the plans properly to specification for the builder and building approval.....I can't remember it being costly or too 'involved'. Fairly simple. The fee proposal from designer/draftsman I have is-: The Building permit phase - $3500 The construction phase -consists of structural engineer - $1500-$3000 - soiltest $400 - Building surveyor - $1500 - $2000 The designer/draftsman will then charge for any additional work/modifications $100 hr as needed. So all up potentially $10,000.....in a building/budget of $80,000 Does this seem reasonable.....? ...expected range? ...yep...normal house...rectangle, slab...22o pitch roof.. The 'budget' around $80,000 we roughly guaged was $30,000 ensuite, 17,000 family addition, 13,000 dining addition...$12,000 change colourbond existing roof ( to match new additions) and the rest to cover whatever... Should I just go to another draftsman with my houseplans and get another quote? When we discussed it he said because it was just additions ( not a big build) to an existing dwg we didn't need to liase with council again after the building permit...the 'other guys' ( structural engineer, surveyor ) would organise the rest. Any thoughts on expected 'process'...expected costs? Much appreciated. (for a different house we built) and he tells me it should only cost around $900 for the plan drawings seeing as I already have the plans for this house from the council archive search - so plans/drawings enough for the building permit and builder quotes etc...and possibly another $400 for soil test and $600 for slab design drawings re structural engineer. Let's hope that's more like it!! He's coming for a site inspection next Friday. Yes, it sounds about pricey, especially his hourly rate. I would extept that rate to be an architect's rate. What exactly did you want from him? Ie, did you just want the plans drawn to building code, or did you want him to do all that you mention? If it were me, I'd keep looking, but learn from what you have already experienced. Forewarned is forearmed. Plans Done Feb 2010 Permit Done 23 April. Set out Done. Scrape and Excavations Done. Footings Done May 10th. Now, to find a brickie.Got one! Re: Extension draftsman fees - fair assessment? 6Mar 19, 2010 6:11 pm Hey there, As a rough guide our soild report 300 structural engineer but we had a lot of steel and stumps etc 1800 draftie 4000 building permit 1800 that is for a new 37 sq house for an extension I would suggest maybe 800 to 1000 draftie 500 engineer (there couldn't possibly be too much in it) soil report, you should be able to find something pre dated building permits are in perspective to the cost of the works so for 80000 I would suggest maybe 500. As you said..$4000 for your whole house!!!...so the $3500 is way off for ours it seems. The soil classification on the original plans for the house were marked 'intermediate' which was crossed out and 'unstable' written. The site is completely flat however. I told the draftsman ( our old one) about that when he was giving me the rough idea of costing and is why he said another soil test ($400) was probably needed...and that would mean maybe a 'plan' for the slab as well...around $600.
