(We are in Perth northern suburb) Our building designer is telling us that we must have 4sqm storage area within the garage as we have a small block (316sqm) and haven't got much space outside. According to R-code Section 6.10.3, A3.1, it does say Essential facilities but does not say we must have it. When we were considering using a builder, none of their plan had a storage inside the house. It would be great if we could hear some opinions. Thanks! We have recently subdivided our block and the front house managed to slip through without a requirement to provide for a storeroom. When I was talking to a planner from the council he noticed this and said it was because our lots have no common property the existing house was deemed to comply with a single home, and therefore did not need a storeroom. Our house on the rear lot that we have just had designed does have a store area off the garage. Personally I think 4 metres isn't enough. You can never have enough storage. We too are building in the northern suburbs, we have a cottage block 307sqm and it is a requirement that we have a 4sqm storage area, with a rear garage, which we are quite happy to have as we cannot have a shed on the property. I have been lead to believe that the plans will not be approved by Planning or the developer's planning section without this storage area. We also have to have a 2m solar setback on the eastern side which is a lot when you have a 10m frontage. There are ways around this if you do not have any major openings on that side but your planning section of your local council will explain that to you. Have you chosen a builder yet? The garage storage part is adjascent to our kitchen/dining/lounge area so we just want to make the storage a little smaller to have a bigger lounge. We have another storage area in the different section of the house but it's not going to be counted as there is no access from outside/garage. After we started working on the design, we realised so much restrictions with narrow blocks! 2m solar setback must be very difficult for you too. Are you building with a builder? Is the 2m setback a council requirement or a requirement of the estate. The R codes seem to specify a 1.5m minimum setback to habitable rooms with major openings. There is a house being constructed down the road from us (city of Stirling) on a 10m frontage that is built boundary to boundary with double storey parapet walls both sides. The R codes can be massaged quite hard by a good designer to maximise your lot. Covenants put down by the estate may not be quite as flexible. This is really to take the place of a garden shed or similar that isn't able to be installed in the limited space available on strata lots.
