Just wondering if anyone is contracting any carpenters on an hourly rate? Am in Sydney and was looking to do it that way.
Hourly rates for everything if anyone has done the figures
Browse Forums Owner Builder Forum Re: Hourly rates 2Mar 04, 2010 1:06 pm I would have everything done on an hourly rate This takes the 'fat' out of a quote If the tradie has other work on, he will only be there for as long as it takes If I have to quote, the quote itself takes time and needs to be included somewhere and needs to have a contingencies amount. Most trades will have a standard hourly rate plus something for non-hand tools & consumables. you might think that $40-70(depending on the trade quals') an hour is a lot but the fact is a quote will include that plus. Just be sure to ask what % is added to hire equipment and materials. Where you are coming from is where you are going to... Re: Hourly rates 3Mar 04, 2010 1:21 pm On the other hand, I dont like hourly rates I dont know how long something is supposed to take for all trades... and what if they stuff something up and then have to fix it - should I pay them more for that?? I like to know what Im paying from the get go, without any possible hidden extras Custom European Cabinets - Melbourne Kitchen Specialist PM for business details as website currently being updated! Re: Hourly rates 4Mar 04, 2010 1:52 pm we recently got quoted $40 an hr by a carpenter he never charged us for quoting the job or for the advise he gave us we did get cheaper quotes from others who could do the job but werent qualified but no point paying $25 an hr if it takes them 2 hrs to do the same job as the qualified guy and a qualified guy should know how to fix any problems as soon as they show up stay safe happy building Re: Hourly rates 5Mar 04, 2010 1:57 pm Completely agree with being able to fix anything as it arises, and Im not necessarily saying that they've caused the problem. I just like to know what im up for before I agree to pay them Custom European Cabinets - Melbourne Kitchen Specialist PM for business details as website currently being updated! Our Crazy Owner Builder Journey! Re: Hourly rates 6Mar 04, 2010 2:40 pm Thanks guys, I actually have two friends that have both offered to do it. Both are chippies, both have constructed several complete homes before. One said if he did not know me he would charge an OB $45hr because that covers the inevitable having to liason with other trades as OB despite best intentions often get it wrong! For me though he said he would do it for $55!! haha. Seriously though he said 30-35 an hour. The other one off the top of his head said $40. Of course knowing them already takes the cake as I can be involved so much more and know they doing the right thing and not doing anything *******. Most of my trades are covered now, I am a sparky, brothers best mate a tiler, another close mate(re: have wired his house for free!) a cabinetmaker, and I rang a plumber I know asking who he would use if he was not a plumber, and he said "what are you talking about you idiot, I will do it for you, but i want Crownies, none of that VB crap!!" Oh yeah and my best mates dad owns a gyprock supplier and install company!! Only thing I am really lacking on i think is a concreter, dont need a brickie, it will be clad and/or sheeted. I know an ex concretor, might have to renew that friendship!! Re: Hourly rates 7Mar 04, 2010 4:14 pm Ross Oh yeah and my best mates dad owns a gyprock supplier and install company!! Hi Ross At what price will you be able to get gypbrock (per square metre)? I am just curious to see what a good price is |
