Browse Forums Owner Builder Forum 1 Dec 30, 2009 10:07 am Hi, I have searched a bit on these forums and haven't really found what I was looking for. Apologies if this is in the wrong section or a duplicated post. I want to build a single freestanding zincalume garage on my property in the Shoalhaven, NSW. Unfortunately one of the prior owners had built what I assume is an unapproved carport next to the house; I believe it is closer than the 600mm minimum distance (special approval required otherwise its 900mm) to the properties boundary. So my questions is that if I submit plans and an application for approval for the single garage will the council tell me to take down the carport? I would very much like to keep it. Also I plan on using an Absco garage. Has anyone used these? What were they like in terms of ease of assembly and ongoing use? Any information would be greatly appreciated, thanks. Re: Newbie garage build 2Dec 30, 2009 12:32 pm Maybe go through a private surveyor for your permit, not sure about NSW, but that's what I did with my extension. They would be more concerned about the shed you want to build than any other buildings on the site. Keep the council out of the process and out of your property. Re: Newbie garage build 3Dec 31, 2009 3:40 pm Thanks for your reply leeton, however I am pretty sure I need to get council approval in order to build the garage and the council requires all existing structures to be shown on a plan, I had a survey carried out when I purchased the property and was going to use that along with a sketch of my proposed location. There is supposedly a loophole regarding pre existing structures when the property is bought but I can not find anywhere on the councils website which describes it. a building inspector should be able to tell you about any major problems but we need a floor plan with dimensions to clarify options for extra bedrooms ... sometime an… 1 8719 Thank you so much everyone.
