We already had our sketches with measurements and the full layout planned. Only doing internal changes and adding on 2 rooms for a total of 40m2 and a 40m2 patio though. Revision to the Sketches. Site Plan, Floor Plan, Elevations, 2 Sections, Door and Window Schedule. Drawings ready for Builder quotes. Also for lodging to building certifier/ comments. Working Drawings: $890 plus GST. All of the above plus construction details. Wall bracing, Tie-down, slab layout, plumbing fixtures, Floor covering plan. Extras: Acoustic Report/ Plan. If triggered by QGov. (house near noise corridor). Bushfire Construction details. If triggered by local authorities. Landscaping Plan. **Payment is made per stage. We quote the above based on 200-350sq/m new build or renovations. We have a Town Planner in house that does a free check to see what your development triggers. *** Tips: 1. Get a soils test done early. Determining the soil class affects the design whether to cut/fill, stumps, slab on ground, retaining walls etc. This can also blow your budget way out.. I had some tell me $60k, others $30k and others $10k. Then some want a commission on any external services they bring in. I chose not to use him and draw it myself. My drawings have just been submitted to the surveyor with some help of my engineer, I am happy they were free.
