Browse Forums Owner Builder Forum 1 Nov 14, 2009 2:12 pm Hi all Can anyone tell me what is the ABC minimum space between timber wall studs and the brick work. This is for brick veneer on waffle pod slab. Also the tollerance, I think it 15mm tolerance. Its not on any plans I have. Also, whats the purpose of the cavity and why must it be maintained? Thanks kindly KW............. “It's just as unpleasant to get more than you bargain for as to get less” George Bernard Shaw. Re: Whats the minimum wall cavity space? 2Nov 14, 2009 3:41 pm The purpose of the cavity is to keep your wet wall (brick) away from your dry wall (inside, either brick or gyprock). If you go back a hundred years, full brick houses had the inside and outside brick leaves touching. In this case the outside wall has to be painted so it doesn't become a wet wall. About 80 years ago, brick ties and cavity brick walls were introduced, which was a great step forward. Then the brick veneer house started, step backwards in my mind, particularly from a thermal and robustness point of view. Re: Whats the minimum wall cavity space? 4Nov 14, 2009 7:32 pm Thanks guys I cant seem to find the void size anywhere. I hope someone has a code on the forum and will shed some light on the size. Thanks again guys. Regards KW............. “It's just as unpleasant to get more than you bargain for as to get less” George Bernard Shaw. Re: Whats the minimum wall cavity space? 5Nov 14, 2009 11:25 pm Hi KW - IMO don't know about ABS for B/veneer, but d/brick cavity is 50 mm - i think its the same for b/v but someone more knowledgable than me will correct if necessary. very important to have a non motar joint every 3 or 4th brick to let air into cavity, very important for u to see these r kept clean with bit of wire. (vertical joint that is) not only let air into cavity to keep dry but also to let any water that thru some rotten luck gets into cavity to get out!! when u say this isn't on ur plan, sometimes it is shown as a total width ie say 230mm (90mm studs 50 cavity 90 brick) this size will vary depending on what type of bricks ur using and size of studing (wood/timber)) hope that helps - cheers tony Re: Whats the minimum wall cavity space? 6Nov 15, 2009 1:13 am Duh! good point T&V You will have a dimension 'wall thickness' for where the brick panel sits on the slab... as T&V says- T&V isn't on ur plan, sometimes it is shown as a total width ie say 230mm (90mm studs 50 cavity 90 brick) this size will vary depending on what type of bricks ur using and size of studing (wood/timber) Where you are coming from is where you are going to... Re: Whats the minimum wall cavity space? 7Nov 15, 2009 9:47 am Thanks guys The plans shows the following: Slab plan Brick rebate= 150mm Out side brick measurment on plan= 240mm My Boral bricks are 110mm. So in a perfect world, with the frame siting on the slab with no overhang it would be: Rebate of 150mm - brick 110mm = 40mm ( or an average brick size say 100mm) That would make it 50mm as T&V surgested. Standards & tolerances allows for a brick overhang of 15mm. I will find out tomorrow for sure. Thanks again Regards KW............ “It's just as unpleasant to get more than you bargain for as to get less” George Bernard Shaw. Re: Whats the minimum wall cavity space? 8Nov 15, 2009 11:03 am Pretty much what I have found out KW... Bit late but still 50mm nominal air gap Where you are coming from is where you are going to... Re: Whats the minimum wall cavity space? 9Nov 16, 2009 4:52 pm Minimum cavity space as per BCA 25mm.
