Browse Forums Owner Builder Forum 1 Oct 23, 2009 7:45 am Ok we have 2 people in mind, one is a relative who is a lic builder, the other is a good friend who is a carpenter. We want to buy a kit home and have someone else build it. We looked at one at around 70k for 180 squares. We will be applying for a merit assessment as we want to build outside the setbacks boundaries and we will need an impact statement and their is also some drainage issues so will need some report for that too. As u can tell i dont' know much Anyhow, we are doing an elevated floor, have some rock here, already done the pre-lodgement meeting with council. Still have to do the soil test, pay the deposit to kit home company to release the drawings. So, who would u go with to get our house built? can the carpenter do it all and act as the Project Manager too? eta- our budget is 170k, is this realistic if we don't upgrade our finishes? Great to get him to do your Carpentry work. And contracting a relative Builder to manage your build is fraught with danger, you need to think about the impact of the pressures of building and working long term with family.... There is an old saying "never work with friends or family" Project Management is a specialist field and I would be inclined to contract that portion out if you do feel comfortable doing it yourself, There are a lot of options here. Can't wish for a better system if you ask me. Cheers Brett Re: Who can run our owner builder project? 5Apr 24, 2010 12:11 am Many states are the same and definitely in Victoria a 'Project Manager' for a Domestic Building project MUST be a registered builder to give you all the protection that you are entitled to under the various Acts. This applies regardless of whether or not you get approval as an Owner Builder or not - ie: anyone taking on any management role on a Domestic Building project is by definition under the legislation the Builder....nasty grey area that you don't want to get wrong!
