Browse Forums Owner Builder Forum 1 Oct 22, 2009 8:49 am The house that is being built for us includes an alfresco that we would like to enclose and use as my music room - for practice and rehearsals with ensembles I work with. Unfortunately, that was one variation that our project builder refused to do, so we are left having to do it. As my father-in-law has built a number of houses over his lifetime, has added an extensive basement to his current house, and has indicated that he would be happy to help, we thought that OB would be the way to go. Where do we start? Can anyone recommend a good book or web site that will help us understand what we need to do and how to go about it? We have so many questions. For example, do we need an owner builder's permit for adding two walls to enclose an alfresco? Will we need separate insurance from our house and contents insurance? I'm confined to bed for another week or so, so any 'light' reading that will get me started will help keep me amused. Re: Enclosing an alfresco - where to start 3Oct 22, 2009 3:45 pm Hi noidea, Unfortunately the alfresco is on the west facing wall and the instruments I have need to be kept in a stable temperature and humidity environment - think lots of insulation - that will require solid wall construction. I should have said that in my post, but thank you for taking the time to let me know what you have done. It would be so much easier, I suspect, than what I'll need to do. Re: Enclosing an alfresco - where to start 4Dec 28, 2009 2:16 pm Technically you may not need an owner builders permit.....IF The works are under a certain price $1100 in QLD non structural change (if the alfresco roof is under the main roof house) what you need to do right though is the termite proofing as anything you do here will enable termites to penetrate the main structure. and also may increase your housing floor space which can cause other issues for some councils.
