Browse Forums Owner Builder Forum 1 Oct 20, 2009 9:35 pm Hello all, Am trying to start a project in Sydney inner west (DA approved) and was wondering if anyone has used AFS (core filled), pre fabricated panels or somthing similar for their home? I'm trying to find an alternative to cavity brick with great acoustic properties (flight path) and suitable to be built to the boundary (fire rating). Currently trying to get quotes on tiltup construction but elec lines may be a prob for the crane along with site access. Have no idea of what the quote will be. Any help would be greatly appreciated Oh is it possible to build over an existing slab and extend it or just easier to demolish/remove it? In situ I think is the same as tilt up where concrete is set on site - waiting for the quote. Haven't heard of reconstituted concrete and glass but will check it out. Allowing for the cure time of panels the insitu pour is quicker time wise. But a little more expensive, and still comparitive Where you are coming from is where you are going to... AFS is fibre cement sheeting on the internal and external wall with metal internal bracing which you core fill so prob along the same $$$ as in situ. Also waiting for that quote. Thank you again for your reply Re: AFS, Pre fab concrete panels, tiltup external cladding????? 6Oct 22, 2009 12:03 am Hi Len 929, i don't know about rules in Sydney, but unless u have a engineering degree urself, theres no way ud get an approval to do lilt up over here as an o/ber in WA. likewise with building insurance - its very expensive for tilt up..... & i doubt u'd get it (insurance) as an o/ber. if u go down this path check what ur onsite engineering supervision costs would be? i looked at tilt up a couple of years ago & found for single level its not cost effective, a builder in town here did a 2 level house - beautiful job, & i went thru house twice while it was being built, & he was qualified to build onsite framing himself, but he said after internal framing to put internal cladding on, & additional steel work needed for flooring it was not cost effective....... i think the idea of various "build up" walls with high noise insulation is the way to go & theres a few options that way with good new materials around now that would be practical for o/bing. if u do go down tilt up path i'll be very interested to see how costs turn out in real life - cheers Tony Re: AFS, Pre fab concrete panels, tiltup external cladding????? 7Oct 22, 2009 12:33 am Seems you had a bad experience with it T&V... Hmmm not what we have come to expect Some tilt panel companies have engineers to design for site. ...and the crane operator team is also the rigger/steel/roof truss guy... and he will lift the tin up too Normally parapet walls skillion roof so smash it in a day (walls up trusses and tin on) They have their own insurance cover Where you are coming from is where you are going to... The tiltup company im getting the quote from isnt a large company and he's also an engineer although i already have an engineer who is so sloooooooooooooooow. Tiltup guy is also in the process of construction his own project. He was suggeting we can do things somewhat together as it might save some money. Will let you know what the quote comes out to be. Dont think council has a prob with tiltup as i've previously mentioned it and there wasnt a negative responce. I have da approval for exposed bricks to the sides of the building but is mandatory that i render the facade (not bag) so there may be an issue. This council is very particular about the apperance of the building as such had to draw up plans to make the houses (2 attached terrace) look like typical inner west terraces so i could get approval. Am currently trying to chage the facade as i have a shocking acoustic report suggesting i use 3 layers of plaster board with haritex (architect suggested material for dormer window and some side 2nd stry walls - great choice). Thinking i might look into hebel power panels or polystyrene foam walls as they may have good thermal mass and acoustic properties. Sorry that was a bit long. Wall construction has very little effect - no effect if these other paths aren't controlled. Insulated brick-veneer is good enough for most sites (insulated with batts). Double-gyprock internal lining for noisy sites. Expanded polystyrene is def. not an "acoustic" material. And Powerpanel is lighter than brick so will let more sound through. Windows based on Acoustic report - basically ask for dbl glazing which i'm scared to get a quote for . I'm trying to find a brick alternative which is proving to be a slight prob. Want better thermal mass. Currently checking out Dincel, FormaTech and AFS which all use concrete. Re my second point – yes exactly.
