Just about to start an owner/builder project, we're doing a 2 stage extension to our existing house. The first part is building a double-brick garage on a concrete slab with a pool room above the garage and then a deck above the pool room. The existing house is set on a hill so we're using the pool room to build some height into the deck so it matches up with the existing height of the current house (no point having a 6m high garage!). The second part of the extension is a second storey to add in 3 more bedrooms, a bathroom and a rumpus room. Would love to get some friendly advice from anyone that is interested as this is our first O/B project. The link below is an early plan of the proposed house but it's missing the pool room, but as i said, that is just an empty room filling in space between the double garage and the deck. Would love to know the order of works, i'm guessing for us it will be an excavator in first to clear out the area where the new staircase will be, then lay the slab, then brick up the garage and then start with the timber frame above the garage. Apologies for the essay but i'm after as much information as i can get before i start chasing tradies and quotes! Then it's off to the Council later this week for the Building Permit!! Currently getting quotes to do the excavation and the concrete slab as well, hopefully have all that ready to go when the council gives the go-ahead. Re: O/B Extension 3Oct 15, 2009 11:01 pm Hi lukedwalters & welcome, certainly interesting project. if u look back over O/B forum threads ur'll find a few older topics on estimates & costings for a few different builds - these r usually in order of building which gives u a better idea of what follows what thru a build. if u also look thru thread " a few tips for 1st time o/b" i tried to give a few hints based on the progess as i built this time might also help. cheers tony Re: O/B Extension 4Oct 16, 2009 11:32 am Hi Tony, Yes, certainly is interesting, we've been tempted more than a few times to just get the whole thing knocked down and rebuild a brand new house... Finally got the finished plans onto a computer, so i'll upload them now so you can have a better look at them. OK, no i won't as the board attachment quote has been reached! Now it's off to council for the building permit, anyone else done a major renovation/extension in Banyule council in Melb? Can't believe the cost of the building permit, just a touch over $2k.... Ouch! Re: O/B Extension 6Oct 26, 2009 2:43 pm Well the plans are with council now so hopefully it's only another 10 days or so before our permit is approved and we can start work. We've had builders and other bits and pieces come out to quote based on our plans, but i've just got a few questions regarding materials that i'm hoping the forum can help me out with. The garage wall is specified on the plans as a rendered, double brick wall - are concrete bricks or hebel blocks worth considering? As it's only a garage the insulation benefits from hebel aren't really a factor, but the main thing is cost + structural integrity. With the 'pool room' above the garage, it's specified as rendered blueboard, one of the builders mentioned a 70mm polystyrene foam panel instead, what about Hebel panels as an alternative?
