We were lucky enough to find some land in the hills just 25min from the city. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ We are building through Nu-Steel Homes as I had used them previously for an extension to our current house, but a change of management has made this experience a little different to my first. First problem we encountered was the Adelaide Hills Council (2.5 years later we had approval to build - they never said no, but they were slow and had many conditions) We finaly had the go ahead, but the weater was bad. 1st step was to put in a driveway up to the site. The house looks a lot smaller than we thought it would (main 337m, total 538m) Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ The steel frame went up without too many problems (nice and straight/square) Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ We wraped the frame in AirCell insulation prior to the brickwork. The idea is to add a boundry to stop cold air moving around inside the cavity and further add to the wall bats. (our house gaces east west for the views - yes thats the worst way, but if you saw the site and views you wouldnt want a nort/south house anyway) The windows on the Western face are all double glased and will have a bullnose verandah added after we fit out the inside. Today we cut most of the cieling sheets ready to fit, tomorrow we hire a sheet lifter and start putting them up (gyprok for walls arrives next Monday) EDIT - I will try and remember to take a camera up with me - I keep forgetting Re: Our First OB is underway 6Oct 27, 2009 11:08 pm It's looking very nice. Re: Our First OB is underway 8Nov 01, 2009 4:45 pm Floor plans at last. I couldnt find an original plan except for this one with the electrical layout and lighting (first draft) showing. Sorry for the poor quality, but the this is a photo of an A1 sheet (too large to run through the scanner) Anyway, it gives you an idea of the layout. Having fun holding in the insulation with fishing line prior to putting the gyprock infront of it. This slows us down a bit but better a well insulated house than quick walls Re: Our First OB is underway - ceilings completed, walls started 11Nov 27, 2009 9:21 pm The Gyprock is up (except for the wet areas) Flushing next The space is much bigger and better defined with gyprock up. (Strange how the more you box it up, the bigger it seems - when the slab went down it didnt look that big ) On another note I recieved acceptance of my Site Supervisors Licence and Contractors Licence the other day, so now I can sign off on the Certificate of Occupancy (when we are finished). How much did AirCell end up costing you per roll/m2? Re: Our First OB is underway - ceilings and dry walls completed 14Nov 28, 2009 1:56 pm From my understanding EnviroSeal is a roof sarking and vapour barrier. The Aircell we used (and they have a wide range of products) was Insulbreak 65 ( http://www.air-cell.com.au/pages/insulbreak.htm ), and is a 3-in-1 product acting as an insulation, a vapour barrier, and a thermal break all in one. The cost was around $250 per roll (30m²)and we used it on the walls (as shown in the pictures above) and in the roof. Our place should be well insulated, as we have used the Aircell Insulbreak 65 and polly bats in outside walls, allong with double glazing on the western wall. We will have lots of cellulose fill going on the cieling. With any luck this will pay for its self in a few years, and make the house much more stable and comfortable inside. The second fix carpentry is almost complete, (skirtings will be done once the floors are in) and the sparkies come in next week to finish the electrical (i hope) Once I finish the main bathreeom and install the kitchen we may move in and complete the painting/floors and gardens afterwards. Yes, the strip footing is to support the verandah posts, then we will pave with a solid stone paver (rather than cocrete or brick pavers - better suits the country look and feel) It's possible but a soak well is usually much larger. Your 'soak well' only holds 424 litres when full. What is your soil type? Soak wells need sandy soils. 10 6181 Thanks mate. Yeah good points!
