Browse Forums Owner Builder Forum Re: Our first OB What a ride 181Jul 22, 2010 9:16 pm We now have fascia's, gutters and hopefully roof battens on our roof (left to do some proper work before they got to the roof battens). Really pleased with the efficiency of the roof plumbers today, even though it was p*#@ing down all morning. I'll get some more pics tomorrow to show progress. Re: Our first OB What a ride 182Jul 27, 2010 8:13 pm Well roofers couldn't finish due to a slight problem with the trusses. However, I have sorted this out now, a couple were sitting a little too high for them to fix battens on. They'll be back later this week to finish the roof battens and then return early next week to fix colorbond roof YAY!!! Booked re-inspection for frame as it didn't pass (almost got there). That should be happening tomorrow all being well. Sparky booked for the 10th to rough in. Plumber booked for the 5th to rough in and heating/cooling booked for the 5th/6th to rough in. Re: Our first OB What a ride 183Jul 30, 2010 1:01 am good luck on the frame inspection stay safe happy building Re: Our first OB What a ride 184Jul 30, 2010 7:55 pm Thanks bingoshelley, I haven't heard anything so I guess "no news is good news"?? Roofers were back today fixing all the battens on the roof in prep' for sheets which arrive on Monday. Starting doing all the dropped ceilings and voids for return air vents along with other stuff today. Fitting foilboard tomorrow (weather permitting) Re: Our first OB What a ride 185Aug 09, 2010 6:43 pm Frame has finally passed. I forgot to submit a copy of truss comps' Hopefully roof sheeting should be finished by now. Sparky starts to rough in tomorrow. Plumber needs to return to complete his rough in. Heating/air con has been roughed in. Bi-fold doors being fitted on Wednesday. I've fitted most of the foil board now just have to finish off for the sparkies tomorrow. Bought 70 packs of R4 insulation at the weekend for $19.00 per pack (normally around $55+ per pack) so felt pretty good with myself for that. Glad to hear about all the progress too! Thanks deemaree, it feels good now things are happening at a rapid pace (so to speak). Just noticed on your signature they started the frame the day after the pour (me too). Re: Our first OB What a ride 188Aug 09, 2010 8:02 pm They sure did! They have finished the main house but still have the garage section to do-hopefully that will be done tomorrow because Wednesday is meant to be very wet here....the door into the WIR in the Main bedroom is in the wrong spot-we moved it months ago but the office staff didn't get the info to the framers . At least it's any easy fix! Apparently, so are the pipes which are in the wrong spot.... I changed our design to have the laundry bench on the other side of the room but me being me, I forgot to change the sliding door/window to the other hand. So I have to tackle that issue at some stage, it will be pretty easy to do though as the doors are inter changeable from right to left/left to right. May I be so bold as to ask which brand / type, and where you purchased them from? I will be needing a 'shed' load soon, and at that price I can go to R4. Could you please pm me the details. Also, I was quoted $18.55 + GST for 2700x1200mm FoilBoard Standard 10 Type, does this seem competitive to you? I paid around $2145 for 73 sheets of 20mm foil board including 5 bags of fixings and 5 rolls of jointing tape.. Sparkies have finished rough-in. Bi-fold doors were fitted yesterday they look and feel amazing, very smooth to operate including the integral roll out fly screen too. Re: Our first OB What a ride 192Aug 24, 2010 8:44 pm Well, still waiting for the plumber to return. Had to delay plasterers already by a week and don't really want to delay them again. I want it done now . I know they've got held up by the weather, which has been terrible for all of us, but it's sssoooooo frustrating!! All the rough ins have been done now and the progress invoices have been arriving daily, up to $67k so far Finish a job in Traralgon tomorrow then drop in to see how things have changed (or not!!) but i can get something done while I'm there though. Re: Our first OB What a ride 193Aug 27, 2010 7:55 pm Plumbers back today and almost finished, one more day for them. Confirmed plasterers for start next Tues/Wed. Started insulating the walls tonight before coming home, finish them off by Monday night Re: Our first OB What a ride 194Aug 27, 2010 8:05 pm How have you been able to work with all this rain?! Yours sincerley Beni Benimarun, I didn't approach any other builders at all as I was working for a volume builder when we started this project. There price for a steel frame (that's all they do for their frames) would have been double what I paid for in timber. I'm hoping our build will still come in at around the $320k (we already bought the land outright). that's for 529sqm home. Good luck.
