As such your actual plumbing labour would probably be about $3000 - $5000, electrical similar. You should have one full electrical plan indicating all works. You should be considering; Dimmers? Switches? Task lighting? Door bell and sounder? TV point? Cooker point? Exhaust fan to bathroom? The list goes on and on... It could have a lovely calming effect on builders, which might result in them quoting with a lovely price....and building it to a lovely standard. Pat. You probably need to consider future plans for A/C, fans, computers & ktichen appliances so that you have adequate powerpoints and other cabling. I have sent out so many emails for plumbing quotes, have had not one quote yet. I can only assume it's a much larger process to quote plumbing than electrical. A dream you dream together is reality" -John Lennon Re: Floorplan, plumbing & electrical. 16Jan 17, 2010 4:25 pm G'day taking a first look at the electrical drawings you are missing out on some vital information to do a proper figure, but based on the information given it could be done under 3000 grand easily without lightfittings, using overhead mains and combination switchboard meterbox. In that i included a possible air con point, tv point and a seperate circuit for an electric oven, and 1 outside gpo and no aerial. one thing to note about electrical quotes.. LOTS of electricians quote based on JUST the drawings given and leave out lots of things that no-one except people in the trade will pick up. So that the final figure LOOKS nice and cheap, so they can sting you on extras.. believe me thats how money is made.. make sure you make a plan with EVERY concivable electrical item however small.. and dont pick the cheapest electrical quote.. some items that i ALWAYS come accross when quoting electrical that 1. builders and O/B's dont think to include AND 2. other sparks ( knowingly ) leave out.. smoke detectors Electrical oven point tv points aerial air-con outside gpo's for pumps, gate power, garden lighting etc. exterior light sensors power for heating main power feed type ( overhead or underground ) switchboard location ( if located SEPERATELY from the meterbox ) huge price difference. phone points dimmers foxtell points lots lots more now with all this included a quote may seem WAY above what the next guy quoted BUT.. you can save THOUSANDS by including all this from the start.. and save you from a MASSIVE heart attack when you receive a bill. an aerial for example can be up to $400.00 from a seperate contractor after the house is finished.. but getting it quoted from the start could be half that. i hope this shed some light on some quotes you may receive. good luck Electrical - Automation - Smart wiring - New homes - Commercial - Data cabling] 1300 050 315 www.cenemelectrical.com.au www.facebook.com/cenemelectrical Re: Floorplan, plumbing & electrical. 17Jan 18, 2010 7:51 am Thank-you for your reply, it is really helpful! What is a switchboard? In all the houses I have lived in from memory we just have one box, is that a switchboard/meterbox together? AND where the switchboard is housed.. which includes all the circuit breakers/ safety switches etc. ) some people require a seperate switchboard located in the house somewhere ( usually a garage ) this is called a subboard. there are a few reasons behind this decision... the most common is ususally so they dont have to walk outside on a rainy night and flick a circuit breaker if some sort of fault was to arise, another reason is looks.. a meters only meterbox is much smaller than a meterbox/switchboard.. some people dont want big ugly boxes on the side of their house 3rd reason.. by having this meters only box.. you can mount it just about anywhere! some people have very large houses with very big fences in the front of the property..and they loove their security... ( hello portsea and toorak ) so we put the meterbox in the front fence. or anywhere in the yard to hide it..
