A little infor about where I am at .........After years of searching for bigger home , we finally decided to build it instead . A deposit in now down on a block of land , with settlement taking place in September. We have been to a couple of builders and I couldn't believe at the cost of some of the upgrades...... $140 sqm for floating timber floors so in the end we have decided to owner build ,something I said that I will never do . My wife and I have put pen to paper on what we would like to build and the draftman is now in the process of doing the working drawings. I have began ringing up the trademen to see which ones I can rely on and so far so good. My wife and kids are looking forward to moving in to our dream home and my four year is now saying that our current home is "no good " I think he is more excited than all of us . I will keep you all inform about my progress and I hope I can also contribute useful information to this site.
Cheers Mick01 Re: Let it begin 2Jul 25, 2009 3:32 pm Hey Mick01 Congrats on taking the steps of being a Owner Builder, i'm sure your will LOVE it and HATE it all at the same time! My parter was the same as you, he never wanted to build ever, not even through a company, eventually he came round and we built our first OB home, we are now just start our second, which is "The Dream", other half is now in the opinion that he would never build a house any other way! First time round was such a wonderful experience - 2nd time we have had a few more hiccups, but we will get there in the end! Good Luck..cant wait to see your progress! Re: Let it begin 3Jul 25, 2009 9:11 pm hi mick firstly congradulations this will be the ride of your life but in the end you will get what you want and be so proud you did it yourself expect to make mistakes its part of the journey if something isnt right fix it and move on ive loved every moment including the bad bits and we can and will learn stuff from you too everyday on here i learn something from others welcome and enjoy the journey good luck stay safe happy building Re: Let it begin 4Jul 26, 2009 8:38 am Thanks guys , Today we are going to have a look at few more displays and see if we can grab a few more ideas. Our goal at this stage is to use the time we have (while plans are getting drawn up for building approval) to decided what we like to use,from type of bricks to windows to oven. I know we will surely change our minds on a few or alot of thing as we progress though the building stages but I figure if you have already an idea what you are going to use it will cut the amount of leg work in the building progress. We are using a builder until the lock up stage then we will continue from there. Its very exciting but scary at the same time. Best wishes.. I don't understand why people take on work when clearly they cannot deliver on the time table requested for the job.Its now 3weeks overdue! i know welcome to owner building..... Last night to my amazement I actually got the plans just needed a few mods and expecting them to be completed today and delievered. I actually waiting for them now. I don't know maybe I was a little hard on the bloke . Looking at the plans I am over the moon with them ,it has exceeded my expectations and my DW is also happy with them. Your going to enjoy the journey, and pick up a wealth of information and experience along the way, you will also get bogged down and pull your hair out basically your about to become a builder.

I was told it takes about three weeks to process ...please tell me that this is the worst case people have experienced. I can't get my plans certify until I have my owners builders permit. This could stuff up my plans to have a best case lockup before Christmas. Re: Let it begin ...I own land 11Sep 23, 2009 8:27 pm Congrats on becoming an OB Mick. Where are you building? Do you have any plans you can post yet? Hopefully we can get our project going before Christmas too?? but who knows? Haven't yet submitted my application for my cert' of consent yet as we wanted to get all our quotes in first. Looking forward to reading your posts in the forthcoming weeks though. We are in the exact same situation... after quite a few months, and quite a few rejected offers on established homes my DH and FIL have convinced me to OB! The land (in Werribee, VIC) settles in October and the Draftsman has started work on the plans which he told me would take 3 -4 weeks. My biggest fear is that what my FIL thinks it will cost and therefore we have budgeted for is completely wrong, and we will have a disaster on our hands! Let the fun begin. Re: Let it begin ...I own land 13Sep 24, 2009 6:49 pm dirkadirk I am building in the west and I can't wait to get started ,I have decided to go ahead and booked the site setout in two weeks time. What are the chances of not getting approval by then . The window is closing fast for a lockup by christmas so I need to prebook has much as possible to have any hope of a lockup. As far as budget goes Connie it all depends how many goodies you want?? build basic save heap but once you start to go upmarket so does the costs. So far my quotes are coming in on budget. but I have been warned by DW that she is going to have all the say on how the kitchen will be I am thinking there goes the budget Re: Let it begin ...I own land 15Sep 26, 2009 7:15 am PIC has been issue so I will book for the water meter on Monday. City West Water says it will take a few days. So far so good all is starting to go has planned . Chippy is seeing me today to give me the material list for the frame. Looks like i will be going for timber quotes next week . Prefab frame came in around $11000 so it will interesting to see what the difference will be opposed to the chippy building it. As yet no sign of Owners builders permit and it has now been two weeks since I have submitted the application. I wonder if they wait for the three weeks to be up before they mail it Re: Let it begin ...I own land 16Oct 06, 2009 5:34 pm A quick update.....still waiting for the owner builders permit to arrive and the window is quickly closing for a lockup before Christmas. I am in my fourth week since I have applied. I have one more week left before I have to ring the tradies and reshedule . I have phone up and they said that it will be atleast 4weeks from application so hopefully I will have it by the end of the week. I logged on to this site after searching for a draftie... Ive been impressed with the content and decided I would love to utilise and contribute to the value of the site. A little about me...I work in a display home for one of Melbourne's leading builders and have a little knowledge of the workings of this fabulous industry. I wanted to reply to the issue on delays... Due to the boom driven by the first home buyers grant, every sector in the building game from drafties to council (permits) are experiencing delays...even getting a soil test done has gone from 1 week to 3, and sometimes longer depending on where the project is... the best trades are flat out and some builders are scraping the bottom of the barrel to meet quotas...better prepare in advance and have fluid dead lines... Any way, I am in the prep stage of owner building in the the northern region and have been instructed by hubby to have the name of a good draftie by Sunday... Any suggestions??? I have already rang the building commission twice already and both times I have had the same rely and that is it has now ballooned to a four weeks wait. When I submitted it it was a three week wait Oh well its out of my hands I will just hold out as long as I can... Re: Let it begin ...I own land 20Oct 09, 2009 7:30 am Went through my daily routine of checking my account to see if the Owner Builders fee has been drawn and The Combank online credit card details has gone down (no access) . I am still hopeful that it will all fall in place , after today I will have everything organised from labour down to materials for lockup. i will be booking in the trusses today,at this stage there is a three week wait and no doubt that will increase as we get closer to Christmas. i have been told.
