Browse Forums Owner Builder Forum 1 Jul 25, 2009 1:28 am We are finially building "Our Dream" we purchased our block in 2003, along with our first home. Then we decided to buy an "investment" block to sell later and help pay for the build. Then June 2006 we decided to build (OB) on our investment block as a practise run to see if we could do it, get some experience and dodge paying CGT as we would live in it once finished. Sept 2006, 2 weeks after my first baby girl was born we starting building and moved in 2weeks before her first birthday. It was such a wonderful experience we have decided to go down the OB path again, not to mention the added bonus all the money we saved first time round! After 5 years of collecting ideas and dreams we finially went to the draftman and got him to draw up our plans - 9 months and lots of changes later they were finially complete and ready for council. 1 week before i gave birth to my 2nd girl we got council approval. Must admit not as organised this time around (might have something to do with having a toddler as well as a baby) haha. But we are getting there. Retaining wall is done, house slab is down, Alfresco polished concrete poured, we have a back freestanding 3 bay garage completely bricked, and now bricks have started on the house. Had so many drama's to get to this stage though, the main ones being the polished concrete we had originally chosen was "discontinued" so it delayed the grano worker, and then our brick quanities kept getting changed, then the sent the wrong bricks for top/bottom of the windows, then there was a delay getting the house bricks! We're building in Deepdale (Suburb of Geraldton) WA, the estate subdivision used to be used as farming land, and yes it gets very DRY and horrible in summer..once the area is a bit more establised is hould be a bit nicer, at the moment its so bare with hardly any trees and the wind is shocking! The wall was built right in the middle of summer poor guys were working in 45+ heat and strong winds (their poor eyes!) Nice and green now there has been some rain, the hills look beautiful this time of year, we regret building the shed e-w facing in hindsight it should of been n-s along the right side boundary fence so then we could see the hills from the back of the house. Oh well to late now ummm the main "living" area is about 370m2 (5 bedrooms 2 bathrooms with extra toilet off alfresco) and Alfresco is 102m2 and i think the garage is about 74m2? Sorry about the LARGE photo's only just realise how to make them smaller! I read your thread - my goodness you are a hardworker! your really are the true meaning of Owner Builder!!! We are doing some things ourselved but no where to the extent of you guys! WELL DONE! Wish we were that good! We have had a few days of no rain, but now it seems to be freezing! But we decided to make the most of the clear weather and put down 160m of "trickle" down of East side boundary, now thats done we can start getting some trees, we have decided we are only going to do 20 every Sunday until there all done, we have decided on all native's for this part of the block (it will be between the fence and driveway up2 the blue shed). Haven't decided on what native's we going to get although by council condition we have to plant a minimum 20 trees that grow a min 5 metres high, we're not too keen on gums casue of all the leaves they drop..anyone have any suggestions? the area we are planting is 160m long by about 4.5m wide, so the bigegr they get the better cause then we wont need as many! lol Our subframes were delivered on friday for all our windows/doors that lead out into the Alfresco area...(we are having Cedar frames for all the windows/doors in that area) Re: Our Second OB project (this time its "Our Dream"!) 13Jul 27, 2009 1:12 am Our ATU System tanks. Our area is septics, and we were going to go with a grey water system, but it worked out cheaper for us to get these instead. plus it keeps with trying to go green. ALL the drains from our house (including toilets) will go in the tanks to be reused on the garden. Love the huge Alfresco all along the length of the house. For the council to require so many trees you must have a decent sized big of ground. what size is it? Very envious of your sandy pad area. Had to smile at the sunken bits filling up with water. Once you are in make sure any brickwork weepholes do not get blocked up. At least you are on the flat. We were down from the road in our last build and with a sunken lounge and some weepholes a little covered we ended up with a swimming pool in our lounge room one very wet Christmas morning. Re: Our Second OB project (this time its "Our Dream"!) 16Jul 29, 2009 1:42 pm Thanks The house turned out a bit larger than we anticipated...Thinking about it for the last 5 years gave us a lot of time to "dream" things up! And we wanted a house that would be suitable to have our kids living with us when there 30! seems with the way things are going it could be a likihood. Our block is just over 2.5 acres - we would of loved to have at least 20, but couldnt find anything at the time, and when we did finially find something it was WAY to expensive! Still cant complain about what we have...still nice to have some room around us - our 2 years loves it out there, she thinks its better than the house we're in now, she always says "mum i think we should just live here in the shed" little does she know who wish will probably come true! lol Thanks about the info about the weepholes - mentioned to the brickie and he said something about putting flashing around the house to help..not quite sure what he means, but he is one of the fussiest anal people i have ever met so i'll take his word on that! Re: Our Second OB project (this time its "Our Dream"!) 17Jul 30, 2009 5:12 pm Some house bricks...they have had to stop though as the lintels weren't delivered...John rang us to ask where they we..we assumed they would of been sitting there waiting as we had ordered them 2 months prior..rang to find out turns out the blode went on holidays and forgot to order them before he left...then to top it off when thghe bricklayer went in tehre to ask what was going on with them they told him WE had only ordered them the week before! Not impressed, as it looked like we had * and were incompetent...got our phone records off the telstra site and found the exact time we rang and ordered them (atthe time told they would be delivered within 1 1/2 weeks) DH rang and complained and explained he was more pi*&ed that they * to our brickie about when they were ordered then not having them. We got an i'm sorry i have alot of fella's working here cant keep an eye on all of them blach blah blah! But on the plus side they did ring the brickie and explain it was actuallu there fault and not ours. They have promised us they will be deliever onsite today..havent been out to check yet but here's hoping! We moved into our second house a month b4 our first bub arrived 34 years ago - seems just like yesterday!! we had never intended that any of our houses would be our last except this one. we always found that building our own homes & developing land, sheds, gardens ect & upgrading standards each time was a wonderful investment - i still think this is the case for u younger ones - at one stage my wife worked & i was a home Dad looking after kids & o/bing!! i'm trying hard to get my kids to do it but they don't seem to have as much enthusiasum and like to settle in to what they have..... anyway enough about my reminising in ur thread....i'm going to enjoy following ur build & also pleased u've had the same good service from M&B - i went out there this morning to order jarrah window sills 125mm X 30mm at $18 per m - great value for a real classy look. that price is dressed but not bullnosed - i'll do that with my own gear. anyway its good to have a few option other than the big B store!!! very best of luck ....cheers tony Re: Our Second OB project (this time its "Our Dream"!) 20Aug 05, 2009 12:59 am Your good Tony picking up it was Gero from the pics! Well Done! We are the same...this time we have no intentions on moving (unless by some unrealistic chance we can find 100acres some where as cheap as chips! lol) But i think we would still build the same house. I would love to OB again after this (just not live in it, dont think thats actually legal though..lol) i love the whole process from choosing the block to desgining the plan to the build to the garden etc...to see whats in your head unfold in front of you is one of the most rewarding experiences i think! I hope your kids listen to you one day and decide to do it...i bet they wished they did it sooner once they started Cant wait to see some updated pics of your build too...its looking amazing! i'm in love with your block (particulary the drive way and those trees!)
