As part of our 50's timber home's floorplan, we have an extention at the rear of the house that basically consists of an area 5.8m x 3.6m in size. This area is supported by approx 18 stumps (3 across) As these stumps are timber and the house is showing signs of lean towards the corners, we are looking at having this rear area re-stumped. This rear 5.8m x 3.6m extention is currently used as a second living room / rumpus for our kids. As part of a possible larger renovation proposal, we have considered dividing this rear extention into 2 rooms: a bedroom and bathroom (dividing wall tranverse across the short side of room) My question relates to the job of re-stumping and any affect that sub dividing might have. Particularly with the addition of a bathroom. If we were to have this area re-stumped, would anyone see any need to re-address the current stump locations?? Would it be wise to re-stump to suit the new internal wall locations? Or would the basic spaced stump locations be suitable?? Sorry if this post is a little long winded & nieve. Cheers Re: Re-Stumping Advice 3Jul 14, 2009 2:25 pm You'd be best off getting someone to come and have a look, as every house is built differently and a lot of older houses are built way stronger then they ever needed to be. The majority of timber and concrete stumped houses built around that era, have the stumps spaced fairly evenly throughout the whole house. There might be a couple of extra's under a load bearing wall here and there. But generally they were built with big beams at even centres (back when big timber wasn't so expensive) The extra wall you plan to put in is just a partition so is not load bearing therefore would not require extra support. The only thing you may need to consider is whether what is there is sufficient to support the extra weight of a fully filled bath. You may only need to whack in a few extra joists. Replacing the concrete cancer riddled stumps in my old post war was probably one of the worst jobs i've ever had to do. Digging out 1m deep posts with less than 1m clearance above ground to the floor is not fun. Good luck. Versaloc is a mortarless besser block system that still needs a properly engineered footing.
